Looking for recreational land for sale in Eure (27) means exploring a department of hedgerows and river valleys, between the Seine, the Eure and the Risle, where hedge-lined meadows, beech woods and rare ponds compete for a limited supply squeezed by the arable plain of the Neubourg plateau and the closeness of Paris. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Eure: a meadow at the bottom of a valley, a wooded plot on the edge of the Lyons or Bord forest, land with a cabin or river access.

You will find an overview of the areas where these plots are concentrated, the points to check before buying in an agricultural or natural zone, and benchmarks drawn from actual sales. To frame your project, read our guide on how to turn agricultural land into recreational land; it shows in practical terms what can be installed on a non-buildable plot, and what cannot.

How much does recreational land cost in Eure (27) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Eure (27), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Pond (€/m²) *313€2.54/m²€1.03/m² – €6.90/m²€2.54/m²

Bare agricultural land is well above the national median (€5,307/ha), with the median price moving +14.8% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €9,723/ha of bare land is €0.97/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Eure specific

Meadows, woods and rare ponds: the range of the Eure bocage

Eure remains a bocage department, despite the spread of large-scale arable farming across the Neubourg plateau and the Norman Vexin. The most common plot is a meadow of a few thousand square metres, lined with hedges, sometimes with an old orchard or a farm access inherited from a former farmstead. Woodland covers the slopes and edges of the Bord, Lyons and Beaumont-le-Roger forests: oak and beech coppices, sought after for firewood and hunting. These two families, meadows and woods, make up most of the supply of non-constructible land in the department.

Ponds remain rare in Eure: a handful of enlarged farm ponds and very few stretches of water created at the bottom of valleys make up most of the supply, and are keenly sought whenever one comes up. A plot with a pond therefore often takes longer to sell, since no buyer is in a hurry to give it up. Plots sold with a cabin or an old farm shelter are, by contrast, more common along the Eure and Risle valleys.

Where to look: the Seine, Eure and Andelle valleys

The Seine valley, between Vernon and Les Andelys — Vernon and Évreux being linked to Paris-Saint-Lazare by direct trains in just over an hour — and the Andelle valley, around Lyons-la-Forêt and Fleury-sur-Andelle, offer valley-bottom meadows, wooded slopes and easy access to the forest massifs. The Pays d'Ouche, to the south, around Beaumont-le-Roger and Conches-en-Ouche, keeps a dense hedgerow landscape and affordable wooded plots. The Risle valley, from Pont-Audemer to Rugles, adds damp meadows and riverbanks. The Neubourg plateau and the Norman Vexin, dominated by large-scale cereal farming, offer very few small leisure plots: most of the land there is farmed in large blocks.

Areas close to Vernon and the Seine corridor, much in demand from Paris-based buyers, sell well above the departmental average. The Pays d'Ouche and the south of the department, further from the fast routes to Paris, remain comparatively more affordable for a meadow or wood of the same size.

Points to check before buying recreational land in Eure

The first step is to check the commune's local planning document (PLU): in an agricultural (A) or natural (N) zone, any new building is in principle prohibited, and a cabin, a chalet or a light leisure dwelling cannot be installed freely. Parking a caravan or a mobile home for an extended period is also regulated. An existing shelter is only an asset if it was properly authorised; otherwise it may have to be removed. Also check access to the plot (rural track, right of way, landlocked parcel) and the presence of water and electricity, which is rare outside villages.

On parcels classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk that the price will be revised down if the asking price departs too far from that of local farmland. Flood zones along the Seine, the Eure and the Risle deserve systematic checking, as does the exact cadastral area and whether the boundaries have been surveyed.

The listings of recreational land in Eure published on ma-propriete.fr come from private sellers, estate agents and notaries. Filter by area, price and the presence of a water feature, then set up an e-mail alert to be notified of new plots. You can also widen your search to recreational land for sale in Normandy.
