Looking for recreational land for sale in Calvados (14) means enjoying a department of bocage and pasture, between the Pays d'Auge, the Bessin and the Suisse normande: meadows enclosed by hedges and apple trees, hillside woods along the Orne and the Vire, beaches and cliffs of the Côte de Nacre and the Côte Fleurie. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Calvados: a bocage meadow with hedges, an orchard, Suisse normande woodland, a riverside plot.

You will find price benchmarks drawn from actual sales, an overview of the areas where these plots are concentrated and the points to check before buying a parcel in an agricultural or natural zone. Before any viewing, go through our guide on how to turn agricultural land into recreational land: it explains what the local planning rules allow and, above all, what they forbid. Many small bocage plots have been passed down within the same families for several generations, which explains the frequent co-ownership situations that arise when one comes up for sale.

How much does recreational land cost in Calvados (14) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Calvados (14), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Pond (€/m²) *313€2.54/m²€1.03/m² – €6.90/m²€2.54/m²

Bare agricultural land is well above the national median (€5,307/ha), with the median price moving +3.2% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €8,917/ha of bare land is €0.89/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Calvados specific

Bocage, orchards and the Suisse normande: the plots of Calvados

Calvados is above all a grazing bocage department: meadows lined with living hedges, often planted with apple trees, a legacy of livestock farming and cider production in the Pays d'Auge. This type of plot, generally classified as non-constructible land, is found from the Bessin, around Bayeux, to the Pays d'Auge, towards Lisieux and Livarot. The Suisse normande, to the south, around Clécy and Thury-Harcourt, offers a more rugged landscape of woods and rocky outcrops above the gorges of the Orne.

Ponds remain very rare in Calvados, most bodies of water being small bocage pools; a plot with a genuine pond is a sought-after exception there. On the coast, between the Côte de Nacre and the Côte Fleurie, a few meadows behind the cliffs and marshes remain, but they are heavily constrained by shoreline protection. The valleys of the Orne, the Dives and the Touques offer valley-bottom meadows and hillside woods. The Bocage virois, in the west of the department around Vire, adds to this diversity with modest-altitude meadows and ravine woods less well known than those of the Suisse normande.

Where to look: Pays d'Auge, the Bessin, the Suisse normande

The Pays d'Auge, around Lisieux, Livarot and Saint-Pierre-sur-Dives, holds most of the apple meadows and orchards, in a very distinctive bocage landscape. The Bessin, around Bayeux and Isigny-sur-Mer, offers livestock meadows and a few wet plots near the marshes. The Suisse normande, around Clécy, Thury-Harcourt and Pont-d'Ouilly, is attractive for its hillside woods and the wooded gorges of the Orne. Around Caen, urbanisation limits supply, while the Bocage virois, to the west, keeps a network of hedges and small woods that is more affordable. The roads linking Caen to Falaise and to Lisieux make it easier to reach plots in the Pays d'Auge and the Caen plain, while the more landlocked south of the department is served by secondary roads.

The Pays d'Auge and the Côte Fleurie, much sought after, trade well above the rest of the department, while the Bocage virois and some parts of the Bessin remain more accessible for an ordinary meadow or small wood.

Points to check before buying recreational land in Calvados

The local planning document (PLU) classifies most of these plots as agricultural (A) or natural (N): a cabin, a chalet or a light leisure dwelling cannot be installed freely, and long-term parking of a caravan or a mobile home is regulated. On the coast and in communes bordering the sea, the coastal law (loi Littoral) heavily restricts any new building, including a light shelter. Check access to the plot (rural track, right of way), a frequent sticking point in the fragmented bocage of the Pays d'Auge and the Bessin.

Water and electricity are often missing outside serviced hamlets. On agricultural plots, SAFER may exercise its right of pre-emption if the asking price departs from the local land market, which lengthens the sale. A pond, rare but sometimes present, is governed by the French water law for its status and maintenance. Have the exact cadastral area checked, along with whether a boundary survey exists, particularly for small bocage plots resulting from old family divisions.

The listings of recreational land in Calvados published on ma-propriete.fr come from private sellers, estate agents and notaries. Filter by area, price and the presence of water, then set up an e-mail alert to be notified of new plots. You can also widen your search to recreational land for sale in Normandy. Support from a local professional remains useful to confirm the exact zoning of a plot before making an offer.
