Recreational land for sale in Orne (61) usually leads towards the Perche ornais, the Suisse normande or the Domfrontais: hedge-lined bocage meadows, beech and oak woods on granite hills, and rare ponds tucked into the valleys. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Orne: an enclosed meadow, a wooded slope, a riverside plot, land with a cabin or an old farm building.
You will find an overview of the areas where these plots are concentrated, the points to check before buying in an agricultural or natural zone, and benchmarks drawn from actual sales. A useful first step: our guide on how to turn agricultural land into recreational land: it reviews the uses allowed in agricultural or natural zones and the limits not to cross.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Orne (61), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 307 | €6,432/ha | €4,427/ha – €10,000/ha | €5,307/ha |
| Woodland (€/ha) | 55 | €10,098/ha | €5,279/ha – €16,857/ha | €4,934/ha |
| Pond (€/m²) * | 313 | €2.54/m² | €1.03/m² – €6.90/m² | €2.54/m² |
Bare agricultural land is well above the national median (€5,307/ha), with the median price moving +5.8% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €6,432/ha of bare land is €0.64/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

Orne is a bocage department of granite hills: the meadow, often small, lined with beech or oak hedges, is the most common plot, particularly in the Perche ornais around Mortagne-au-Perche and Bellême. Woodland covers the Écouves and Bellême forests, the Perche massif, and the slopes of the Suisse normande between Putanges and Clécy: beech stands and oak coppices, sought after for firewood and hunting. These two families make up most of the supply of non-constructible land in the department.
Ponds are almost impossible to find here: the few plots with a stretch of water are usually an old mill pond or an enlarged bocage pond, and sell as soon as they reach the market. A buyer specifically looking for a plot with a pond in Orne will need to be patient or widen the search to neighbouring valleys. Plots with a cabin or an old farm building are, by contrast, more accessible.
The Perche ornais, around Mortagne-au-Perche, Bellême and Longny-au-Perche, has the highest concentration of bocage meadows and hillside woods, in rolling countryside much sought after by Paris-based buyers. The Suisse normande, between Putanges-le-Lac and Clécy, offers steeper, wooded land, with a few riverbanks along the Orne and the Rouvre. The Domfrontais, to the west, around Domfront, adds bocage meadows and orchards. Alençon, L'Aigle and Argentan, linked to Paris by TER and Nomad lines, and Alençon itself thirty to forty-five minutes from Le Mans by TGV, remain convenient access points even though the department has no TGV station of its own.
The Perche ornais and the surroundings of the Suisse normande, the most sought after, sell well above the departmental average. The Domfrontais and the north of the department, around Argentan and Sées, remain comparatively more affordable for a bocage meadow or wood.
The first step is to check the commune's local planning document (PLU): in an agricultural (A) or natural (N) zone, any new building is in principle prohibited, and a cabin, a chalet or a light leisure dwelling cannot be installed freely. Parking a caravan or a mobile home for an extended period is also regulated. An existing shelter is only an asset if it was properly authorised; otherwise it may have to be removed. Also check access to the plot (rural track, right of way, landlocked parcel) and the presence of water and electricity, rare outside villages.
On parcels classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk that the price will be revised down if the asking price departs too far from that of local farmland. Also ask for the exact cadastral area and whether the boundaries have been surveyed, especially on small bocage plots resulting from an old division. Also confirm that the right of way serving a landlocked meadow is properly documented before you sign, since many small Orne plots were carved out of larger farms decades ago without a formal deed.
The listings of recreational land in Orne published on ma-propriete.fr come from private sellers, estate agents and notaries.
