Recreational land for sale in Seine-Maritime (76) usually shows two contrasting faces: the Pays de Caux plateau, given over to large-scale cereal farming and short on small plots, and the Pays de Bray, a hedgerow enclave where meadows and woods remain more accessible. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Seine-Maritime: a Bray bocage meadow, woodland in the Seine valley, a plot near the Eawy or Brotonne forest, land with a cabin.

You will find an overview of the areas where these plots are concentrated, the points to check before buying in an agricultural or natural zone, and benchmarks drawn from actual sales. To frame your project, read our guide on how to turn agricultural land into recreational land; it shows in practical terms what can be installed on a non-buildable plot, and what cannot.

How much does recreational land cost in Seine-Maritime (76) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Seine-Maritime (76), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Price benchmarks for recreational land in Seine-Maritime (76) (DVF 2025)
DVF 2025 benchmarkSalesMedian priceRange (P10 – P90)France median
Bare agricultural land (€/ha)209€11,543/ha€7,594/ha – €17,090/ha€5,307/ha
Woodland (€/ha)67€14,218/ha€8,644/ha – €20,222/ha€4,934/ha
Pond (€/m²) *313€2.54/m²€1.03/m² – €6.90/m²€2.54/m²

Bare agricultural land is well above the national median (€5,307/ha), with the median price moving +15.4% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €11,543/ha of bare land is €1.15/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Seine-Maritime specific

Pays de Caux, Pays de Bray: two landscapes, very few ponds

The Pays de Caux, a plateau of large-scale cereal farming covering most of the department, offers very few small plots: the land there is largely consolidated into big farms, and isolated meadows or woods are rare. The Pays de Bray, a hedgerow enclave in the south-east, around Neufchâtel-en-Bray and Forges-les-Eaux, keeps by contrast a network of hedges, meadows and orchards which makes up most of the department's supply of non-constructible land.

Woodland is found mainly in the large forests of the Seine valley, the Brotonne and Roumare forests, and in the Eawy forest near Saint-Saëns: beech stands, sought after for firewood and hunting. Ponds, on the other hand, are practically absent from the supply in Seine-Maritime; a buyer looking for one should turn to the Pays de Bray or widen the search to neighbouring departments. Plots with a simple cabin or an old gamekeeper's shelter remain more common on the edge of the large forest massifs, and are often the easiest and quickest way into a small wooded holding in this department.

Where to look: Pays de Bray, the Seine valley, the Alabaster Coast

The Pays de Bray, around Neufchâtel-en-Bray and Forges-les-Eaux, remains the most favourable area for a bocage meadow or small wood. The Seine valley, between Rouen and Caudebec-en-Caux, offers wooded slopes and a few riverbanks, close to the Brotonne forest. Rouen, though without a TGV station, has frequent direct trains to Paris-Saint-Lazare in a little over an hour and a quarter; Le Havre likewise has no TGV station. The Alabaster Coast, between Dieppe and Fécamp, has few leisure plots, as the arable plateau runs almost to the cliff edge.

The Pays de Bray and the surroundings of the Seine valley, the most sought after, sell well above the departmental average. The Pays de Caux, dominated by large-scale farming, offers comparatively very few opportunities, for lack of small plots available, and what little does come up tends to sell quickly, often before it is even widely advertised on the open market.

Points to check before buying recreational land in Seine-Maritime

In coastal communes, between the Alabaster Coast and the Seine estuary, the Coastal Law (loi Littoral) strictly governs urbanisation, on top of the local planning document: in an agricultural (A) or natural (N) zone, no new building is in principle allowed, and a cabin or light leisure dwelling cannot be installed freely. Check access to the plot (rural track, right of way, landlocked parcel), the presence of water and electricity, rare outside villages, and the status of any existing shelter, which is only an asset if it was properly authorised.

On parcels classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk that the price will be revised down if the asking price departs too far from that of local farmland. Also ask for the exact cadastral area and whether the boundaries have been surveyed, especially on small Bray plots resulting from an old division.

The listings of recreational land in Seine-Maritime published on ma-propriete.fr come from private sellers, estate agents and notaries. Filter by area, price and proximity to a forest, then set up an e-mail alert to be notified of new plots. You can also widen your search to recreational land for sale in Normandy.
