Looking for recreational land for sale in Nouvelle-Aquitaine means exploring a very large region with a supply as abundant as it is varied: ponds in the Limousin, pine woodland in the Landes, vineyard plots sometimes grubbed up in the Bordeaux area, meadows in Poitou and hillsides in the Périgord. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Nouvelle-Aquitaine: a plot with a cabin, a plot with a pond, an enclosed meadow, amenity land along a riverbank.
You will find price benchmarks drawn from actual sales, an overview of the areas where these plots are concentrated in a region that is generally more affordable than the national average, and the points to check before buying. Given the sheer size of Nouvelle-Aquitaine, prices and land types vary far more from one department to another than the regional average alone suggests. A useful first step: our guide on whether you can plant trees on agricultural land: it explains what the planning rules allow on a plot classified as agricultural or natural.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Nouvelle-Aquitaine, the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 2,103 | €4,538/ha | €2,500/ha – €8,190/ha | €5,307/ha |
| Woodland (€/ha) | 1,453 | €3,997/ha | €1,686/ha – €8,855/ha | €4,934/ha |
| Pond (€/m²) | 46 | €2.22/m² | €0.40/m² – €5.78/m² | €2.54/m² |
Bare agricultural land is below the national median (€5,307/ha), with the median price moving +0.8% between 2020 and 2025. Woodland trades well below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €4,538/ha of bare land is €0.45/m², against €2.22/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

The Limousin, across Haute-Vienne, Creuse and Corrèze, is one of the French territories richest in ponds: old fish ponds, leisure stretches of water in open countryside, often bordered by meadows and chestnut woodland. The Landes de Gascogne forest, between Gironde and Landes, offers by contrast huge plots of maritime pine, sought after for hunting and quiet, at prices well below the national average.
In the Bordeaux vineyard area, in Gironde as well as Charente and Charente-Maritime, some grubbed-up vine plots return to the market as amenity land, meadow or orchard. In Dordogne, Lot-et-Garonne and neighbouring Gers, hillsides and valleys offer meadows, truffle-oak woodland and orchards, sometimes with a cabin or an old vine hut to renovate.
In Haute-Vienne, around Saint-Yrieix-la-Perche and the Millevaches plateau, as in Creuse, near Aubusson and Boussac, and in Corrèze, around Uzerche and the Vézère valley, ponds and chestnut woodland are everywhere. Dordogne, from the Périgord noir to the Périgord vert, offers wooded hillsides and valley-bottom meadows. Gironde and Landes hold most of the Landes forest, while Lot-et-Garonne offers more affordable orchard hillsides. In Charente and Charente-Maritime, coastal marshes and meadows sit alongside the Cognac vineyards; Deux-Sèvres and Vienne offer the bocage of the Marais poitevin and the meadows of the Haut-Poitou. Pyrénées-Atlantiques, between Béarn and the Basque Country, offers foothill meadows and beech woodland.
The most sought-after areas, such as the Bordeaux vineyard region and the Charente coastline, sell above the regional average, while Creuse, northern Haute-Vienne and inland Landes remain among the most affordable territories in France for this type of property.
As everywhere, the local planning document (PLU) governs everything: in an agricultural (A) or natural (N) zone, building is in principle prohibited, and a chalet, a light leisure dwelling or a permanently parked caravan need prior checks. An existing shelter is only an asset if it was properly authorised. Check access to the plot (rural track, right of way, landlocked risk) and the presence of water and electricity, often absent on the large wooded plots of the Landes or the Limousin.
With a particularly active pond market, the French water law applies frequently: the condition of the dam and the outlet, and the maintenance duties, should be checked before buying. In vineyard areas, confirm the actual status of a grubbed-up plot. On the coastline of Charente-Maritime, Gironde, Landes and the Basque Country, the loi Littoral strictly regulates building, and wildfire risk should be considered in the Landes and Périgord forests in summer. Whatever the department, ask for the exact cadastral area and whether the boundaries have already been surveyed, since notary and surveyor fees weigh heavily on the lower-value end of this market.
