Looking for recreational land for sale in Pyrénées-Atlantiques (64) takes you into a department of two faces, between the Béarn and its gaves, the Basque Country and its coast, and the high Pyrenees. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Pyrénées-Atlantiques: foothill meadows, beech woods in the mid-mountains, riverside plots along a gave, and farmland sometimes sold with a barn or a cabin, occasionally an old sheepfold too. The terrain here weighs heavily on what you can find, and exactly where you can find it: the higher you go towards the mountains, the scarcer recreational land becomes.
You will find price benchmarks drawn from actual sales, an overview of where farmland and woodland are concentrated, and the precautions specific to a department that is both mountain and coast. Start with our guide on how to turn agricultural land into recreational land: it explains what the planning rules really allow on a plot classified as agricultural or natural, and how mountain and coastal rules can add further constraints of their own.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Pyrénées-Atlantiques (64), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 90 | €7,931/ha | €5,000/ha – €11,950/ha | €5,307/ha |
| Woodland (€/ha) | 37 | €4,000/ha | €1,831/ha – €9,670/ha | €4,934/ha |
| Pond (€/m²) * | 46 | €2.22/m² | €0.40/m² – €5.78/m² | €2.54/m² |
Bare agricultural land is well above the national median (€5,307/ha), with the median price moving -7.8% between 2020 and 2025. Woodland trades well below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €7,931/ha of bare land is €0.79/m², against €2.22/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

The Béarn and the inland Basque Country mainly offer grazing meadows, on well-exposed foothill slopes around Orthez, Oloron-Sainte-Marie and Mauléon-Licharre, often lined with hedges and classified as agricultural land. This land, prized for extensive livestock farming and the local pastoral tradition, commands high prices compared with the rest of the wider south-west, driven by strong, steady local demand. Woodland, on the other hand, stays limited and notably cheaper: a few beech stands and coppices in the mid-mountains, changing hands less often than in neighbouring departments.
Ponds are practically absent from the market, with no notable sale on record: the mountainous terrain and the network of gaves and mountain streams leave little room for water features for sale. A riverbank plot along a gave is easier to find than one with a pond, and often appeals to trout anglers drawn by the clear mountain water.
The foothills around Orthez and Oloron-Sainte-Marie hold most of the grazing meadows, an area well served by the A64 motorway. The Pyrenean valleys, notably the Ossau and Aspe valleys, add valley-bottom plots and beech woods higher up, where recreational land becomes scarce above a certain altitude. The inland Basque Country, around Mauléon-Licharre and Saint-Palais, offers Basque hedgerow meadows, away from the main routes. On the coast, between Bayonne, Biarritz and Saint-Jean-de-Luz, land available for recreational use becomes extremely rare, and what little farmland remains there tends to be coveted for other purposes.
The Béarn foothills and the inland Basque Country stay generally more accessible than the areas near the Basque coast, where pressure on land is very strong. In the high mountains, the supply of recreational land becomes marginal and limited to a few valley-bottom or wooded-slope plots. A buyer drawn to altitude will often have to settle for a small wooded slope rather than a flat meadow.
Check the plot's zoning in the local planning document: in an agricultural (A) or natural (N) zone, a cabin, a chalet or a light leisure dwelling cannot be put up freely, whatever the plot's history, and an existing shelter must have been properly authorised. On communes along the Basque coast, the Loi Littoral heavily restricts building, on top of the PLU. In the mountains, the Loi Montagne also regulates development on the most exposed mountain pastures and slopes, often more strictly than in the lowlands.
On foothill farmland, much sought after by local farmers, the SAFER land agency frequently exercises its right of pre-emption, with a risk that the price will be revised if it exceeds local land prices. Also check access (rural track, right of way, landlocked parcel), the frequent absence of water and electricity in the mountains, and flood zones along the gaves, whose flow can change rapidly after a storm.
The listings of recreational land in Pyrénées-Atlantiques published on ma-propriete.fr come from private sellers, estate agents and notaries. Filter by area, price or land type (meadow, woodland, riverside), then set up an e-mail alert to follow new plots as soon as they are listed, a useful step given how few come up each year.
