Looking for recreational land for sale in Landes (40) first brings you to the huge maritime pine forest covering most of the department, between Mont-de-Marsan, Dax and the coast, and to the Chalosse, a hedgerow and orchard region to the south. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Landes: wooded pine plots, meadows in the Chalosse, farmland along the Adour, and, more rarely, a plot with a water feature, most often a small former gravel pit rather than a genuine natural forest pond. The contrast between production forest and livestock land shapes the local market deeply, with prices and uses that have very little indeed in common from one end of the department to the other.
You will find price benchmarks drawn from actual sales, an overview of where woodland and farmland plots are concentrated, and the precautions worth knowing, particularly on the coast. Start with our guide on how to turn agricultural land into recreational land: it explains what the planning rules allow on a plot classified as forestry or agricultural land, and how wildfire prevention rules add further constraints right across the pine forest itself.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Landes (40), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 138 | €8,278/ha | €4,998/ha – €13,082/ha | €5,307/ha |
| Woodland (€/ha) | 286 | €5,176/ha | €2,760/ha – €9,370/ha | €4,934/ha |
| Pond (€/m²) * | 46 | €2.22/m² | €0.40/m² – €5.78/m² | €2.54/m² |
Bare agricultural land is well above the national median (€5,307/ha), with the median price moving -3.9% between 2020 and 2025. Woodland trades close to the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €8,278/ha of bare land is €0.83/m², against €2.22/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

Landes is dominated by France's largest maritime pine forest, worked for timber and resin, covering the centre and north of the department around Sabres, Labouheyre and Morcenx: wooded plots are plentiful there and make up most of the supply of land to develop. To the south, the Chalosse, a region of hedgerows and orchards around Dax and Saint-Sever, offers meadows and farmland that are more sought after, known for their quality and their potential for livestock, in hedgerow country far denser than around the great forest.
Ponds are almost impossible to find on the Landes market, with barely one sale recorded in recent years: a few isolated bodies of water, often old gravel pits or coastal lagoons, change hands very rarely. A plot sold with a hunting cabin in the forest is far more common than one with a pond in this department, and generally sells faster too.
The great Landes forest, around Sabres, Labouheyre, Morcenx and Mimizan, holds most of the wooded plots used for hunting or forestry, at moderate prices. The Chalosse, around Dax, Saint-Sever and Hagetmau, concentrates good-quality farmland, prized for livestock and market gardening, which commands a notably high price for the region. The Adour valley, from Dax to Aire-sur-l'Adour, adds valley-bottom meadows. On the coast, between Hossegor, Capbreton and Vieux-Boucau, land available for recreational use becomes very scarce and much sought after, and buyers should expect a long search there.
Wooded plots inland remain the most affordable, while Chalosse farmland, reputed and productive, and the rare plots near the coast sell well above the departmental average. Between these two extremes, the Adour valley offers a reasonable middle ground for anyone after a meadow without aiming for the coast.
Check the plot's zoning in the local planning document: in a forestry or agricultural zone, a cabin, a chalet or a light leisure dwelling cannot be put up without authorisation, whatever the plot's history, and the high wildfire risk in pine forest often brings brush-clearing obligations around any building. An existing hunting shelter should be checked for its legal status before buying, a point sellers themselves often overlook. On coastal and lagoon communes, the Loi Littoral heavily restricts building, on top of the PLU.
On Chalosse farmland, the SAFER land agency may pre-empt, with a risk that the price will be revised down if it is inflated relative to local prices, already high for the region. Also check access (forest track, rural track, right of way), the frequent absence of water and electricity in the forest, and wetlands or flood zones along the Adour and the coastal lagoons, which can rule out certain uses altogether and complicate any future project.
The listings of recreational land in Landes published on ma-propriete.fr come from private sellers, estate agents and notaries. Filter by area, price or land type (woodland, meadow, farmland), then set up an e-mail alert to follow new plots as soon as they are listed, especially on the coast, where supply renews very slowly indeed.
