Buying recreational land for sale in Charente (16) often means choosing between the vineyard plains of the Angoumois and the Grande Champagne, around Cognac, and the wooded hills of the Confolentois, on the edge of the Limousin. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Charente: a meadow along the Charente river, chestnut woods in the Confolentois, a plot of former vineyard, land with a cabin or an old wine store.
You will find an overview of the areas where these plots are concentrated, the points to check before buying in an agricultural or natural zone, and benchmarks drawn from actual sales, which in Charente sit clearly below the national figures for both farmland and woodland. To frame your project, read our guide on how to turn agricultural land into recreational land; it shows in practical terms what can be installed on a non-buildable plot, and what cannot.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Charente (16), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 182 | €4,500/ha | €2,987/ha – €6,977/ha | €5,307/ha |
| Woodland (€/ha) | 55 | €2,147/ha | €1,265/ha – €5,926/ha | €4,934/ha |
| Pond (€/m²) * | 46 | €2.22/m² | €0.40/m² – €5.78/m² | €2.54/m² |
Bare agricultural land is well below the national median (€5,307/ha), with the median price moving -18.0% between 2020 and 2025. Woodland trades well below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €4,500/ha of bare land is €0.45/m², against €2.22/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

Around Cognac and Jarnac, in the Grande Champagne and Fine Champagne areas, there are old former vineyard plots, converted to meadow or left fallow, which form a distinctive part of the supply of non-constructible land. Around Angoulême and the Charente valley, meadows bordering the river and its tributaries, the Bandiau and the Échelle, remain the most common plot, often with an old farm access or a former wine store.
The Confolentois, to the east, on the edge of the Limousin, offers a very different landscape: wooded granite hills, chestnut groves and oak coppices along the Vienne and its tributaries, closer in character to the woods of the Massif Central than to the plains of the Angoumois. Ponds remain rare in the department, most stretches of water being simple enlarged farm ponds. A plot to develop combining a strip of former vineyard with an adjoining wood is more easily found around Cognac than elsewhere in the department, sometimes still bordered by the original stone gateposts.
The Angoumois, around Angoulême and La Rochefoucauld, offers meadows in the Charente valley and wooded slopes. The Grande Champagne and the Cognac and Jarnac area concentrate the converted former vineyard plots. The Confolentois, around Confolens and Chabanais, adds wooded slopes and riverbanks along the Vienne, in more rugged terrain. The south of the department, towards Barbezieux and the border with Charente-Maritime, offers a transitional landscape, between plain and rolling hills.
The Confolentois and the south of the department, further from Angoulême and Cognac, remain the most affordable areas. The immediate surroundings of Cognac and Angoulême, along with plots along the Charente, sell at higher levels. Overall, Charente remains one of the more affordable departments in Nouvelle-Aquitaine for a leisure meadow or wood.
The first step is to check the commune's local planning document (PLU): in an agricultural (A) or natural (N) zone, any new building is in principle prohibited, and a cabin, a chalet or a light leisure dwelling cannot be installed freely. An old wine store or existing barn is only an asset if it was properly authorised for non-agricultural use; otherwise it may have to be removed. Also check access to the plot (rural track, right of way, landlocked parcel) and the presence of water and electricity, rare outside villages.
On parcels classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk that the price will be revised down if the asking price departs too far from that of already moderate Charente land. Also ask for the exact cadastral area and whether the boundaries have been surveyed, especially on old, subdivided vineyard plots. Finally, check that no right of way tied to a former vineyard access track still encumbers the plot, which is fairly common on former enclosed vine plots in this area.
