Recreational land for sale in Corrèze (19) leads towards the contrasting landscapes of the Massif Central: the fertile, tree-dotted Brive basin, the forested and austere Millevaches plateau, and the deep valleys of the Dordogne and the Vézère. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Corrèze: a hay meadow, a chestnut grove, wooded slopes along a river, a plot with a cabin.
You will find an overview of the areas where these plots are concentrated, the points to check before buying in an agricultural or natural zone, and benchmarks drawn from actual sales, which in Corrèze sit clearly below the national figures for both farmland and woodland. A useful first step: our guide on how to turn agricultural land into recreational land: it explains what the local planning rules allow and, above all, what they forbid.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Corrèze (19), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 33 | €3,682/ha | €2,447/ha – €5,297/ha | €5,307/ha |
| Woodland (€/ha) | 150 | €3,427/ha | €1,311/ha – €9,969/ha | €4,934/ha |
| Pond (€/m²) * | 46 | €2.22/m² | €0.40/m² – €5.78/m² | €2.54/m² |
Bare agricultural land is well below the national median (€5,307/ha), with the median price moving -29.1% between 2020 and 2025. Woodland trades well below the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €3,682/ha of bare land is €0.37/m², against €2.22/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

The Brive basin, a fertile plain around Brive-la-Gaillarde, offers hay meadows and old orchards, sometimes planted with walnut trees, which remain among the most sought-after plots in the department. Around Tulle and central Corrèze, traditional chestnut groves, a legacy of a long-standing subsistence use, form an important part of the supply of non-constructible land, alongside oak coppices and mixed woodland on the hillsides.
The Millevaches plateau, to the north-east towards Ussel and Meymac, on the border with Creuse, has a starker landscape: moorland, conifer and beech forests, peat bogs and damp upland pastures. Ponds, however, are very rare there: the sales record shows none in the department in recent years, and a buyer set on finding one should look towards neighbouring Creuse instead. The banks of the Dordogne and the Vézère, by contrast, regularly offer meadows and wooded slopes with river access, valued for fishing and water sports through the warmer months of the year.
The Brive basin and its surroundings, towards Ayen and Objat, hold the most sought-after meadows and orchards, close to Brive-la-Gaillarde, reached from Paris by Intercités trains in around four hours, as the department has no TGV station of its own. The Xaintrie, to the south-east around Argentat and Beaulieu-sur-Dordogne, offers wooded gorges and steep, rocky banks along the Dordogne. The Millevaches plateau, around Ussel, Meymac and Bugeat, offers vast conifer woods, often at moderate prices given the remoteness and terrain, an area with a distinctly harsher climate and shorter growing season than the rest of the department.
The Brive basin and the Vézère valley, the most sought after, remain the most expensive areas of the department. The Millevaches plateau and the east of the department, more isolated, are among the most affordable areas in Nouvelle-Aquitaine for a wood or meadow of the same size, well below the national median for both farmland and woodland.
The first step is to check the commune's local planning document (PLU): in an agricultural (A) or natural (N) zone, any new building is in principle prohibited, and a cabin, a chalet or a light leisure dwelling cannot be installed freely. An existing shelter is only an asset if it was properly authorised; otherwise it may have to be removed. Also check access to the plot (rural track, right of way, landlocked parcel) and the presence of water and electricity, often absent on isolated plateau plots.
On parcels classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk that the price will be revised down if the asking price departs too far from that of already moderate Corrèze land. Also ask for the exact cadastral area and whether the boundaries have been surveyed, especially on wooded slopes and plots resulting from family joint ownership, common on small Corrèze properties passed down over several generations.
