A manor house for sale in Haute-Garonne rarely resembles the turreted facades of northern France: the Toulouse area built its noble houses in pink local brick, taking the form of the chartreuse, a low longhouse with a symmetrical front and shallow roof, or of large farming manor houses surrounded by outbuildings. From the Lauragais, land of dovecotes and wheat, to the Pyrenean foothills of the Comminges, by way of the Save valley and the Volvestre, a handful of residences still keep a corner turret, a dovecote and an enclosed courtyard inherited from Toulouse magistrate families or landed proprietors. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

Around Toulouse, local usage favours the chartreuse or the farming manor house over the word manor: a low single-storey house over a cellar or basement, a symmetrical facade lined with tall windows, a shallow canal-tile roof, and pink local brick left exposed or lime-rendered. The Lauragais adds its brick dovecotes to the landscape, standing alone in fields or built into the farm, while the Comminges and the Pyrenean foothills offer houses of river cobble and limestone, closer to the medieval fortified hall.
The outbuildings often form a complete farming complex: barn, byre, dovecote, sometimes a private chapel and a well, arranged around a courtyard closed by a gateway. Many of these residences worked as grain farms into the twentieth century, which explains generous interior volumes but roofing and services in need of renewal; recent restorations favour lime render over brick, oak joinery and reclaimed canal tiles.
The Lauragais, around Villefranche-de-Lauragais and Revel, holds a large number of farming manor houses set among fields of wheat and sunflowers. The Garonne valley and the Save valley, between Toulouse, Rieumes and Carbonne, draw buyers wanting proximity to the city. Further south, the Comminges, around Saint-Gaudens and Saint-Béat, and the Pyrenean foothills near Luchon offer more secluded houses set against the first mountain slopes. To the east, the Volvestre hills round out this picture of rural residences of varied types.
Toulouse-Matabiau station is served by TGV, with direct trains to Paris and a dense regional TER network reaching the Comminges and the Lauragais; Toulouse-Blagnac airport rounds out the connections. The most sought-after areas remain the near Toulouse suburbs and the Save valley, while the Comminges and the southern Volvestre, further from the city, allow buyers to acquire a comparable residence for a markedly lower budget. Commuting time to the airport or to Matabiau station is often the deciding factor between a property close to the ring road and one further out in the Comminges hills.
Old local brick is highly porous and traps damp if covered with an unsuitable cement render: have the existing renders checked before any refacing project, since a breathable lime render is almost always preferable. In the Lauragais, clay soils expose foundations to shrink-swell movement, particularly marked in dry summers; a geotechnical survey is advisable before any extension work. In farmland zones, the local development plan strongly conditions whether outbuildings can be converted into living space. Ask the notary early whether the property carries any right of first refusal held by the regional land agency, common on estates that still include working farmland.
Also check the drainage system, often private in the isolated hamlets of the Comminges and the Volvestre, the condition of the canal-tile roof, and any dry rot in old, poorly ventilated timber frames. Access by rural tracks, sometimes privately or jointly owned, should be confirmed before purchase, as should rights of way attached to the surrounding farmland.
