A manor house for sale in Hautes-Pyrénées is found mainly outside the high mountain valleys, on the Bigorre plain and the hills separating Tarbes from the Pyrenean foothills. The term is little used in the valleys themselves, where the local stone Pyrenean house with a very steeply pitched slate roof dominates; it applies mainly to farming residences on the plain, closer to the Gascon model found further north. Properties range from residences restored amid their land to houses awaiting renovation on the edge of a valley. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for large residences in Bigorre, the areas where they are most present, what sets their building apart and the checks worth making before buying an old residence in this Pyrenean climate. To prepare the purchase of a character property as a whole, read our guide to buying prestige property in France, which covers the wider process step by step.

Price benchmarks for prestige homes in Hautes-Pyrénées

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

The local market is too thin to publish a reliable department-level benchmark (23 sales in five years): we give the figures for the Occitanie region. Across the Occitanie region, the 2025 median stands at €662,500 (126 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Hautes-Pyrénées distinctive

Bigorre stone, steep slate roofs and plain residences

The Bigorre plain residence is built in limestone rubble or river cobbles bound with lime, with dressed-stone corner quoins and a canal-tile roof on the oldest residences around Vic-en-Bigorre and Rabastens-de-Bigorre. In the valleys, the Pyrenean character property, in local grey stone and roofed in slate at a very steep pitch suited to snow, belongs to a distinct tradition, rarely called a manor even by local agents. Carved lintels and round-headed doorways mark the oldest residences on the plain, together with small mullioned windows on upper floors.

Outbuildings on plain properties include barns, dovecotes and sometimes a bread oven, while valley residences more often keep attached barn-byres tied to pastoral farming and transhumance. A manor to renovate is found mainly in the foothills, between plain and mountain, where fewer buyers have looked so far. Recent restorations favour lime renders and careful repair of slate roofs, a heavy material requiring an adequately sized roof structure and sound timber beneath it.

From Bigorre to the foothills, between Tarbes and the valleys

Bigorre, around Tarbes, Vic-en-Bigorre and Rabastens-de-Bigorre, holds most of the department's large farming residences, on a plateau suited to grain growing and mixed farming. The Pyrenean foothills, towards Lourdes and Bagnères-de-Bigorre, mark the transition to the mountains, with more modest residences. The valleys, such as the Aure valley towards Arreau and Saint-Lary-Soulan, the Campan valley and the Lavedan towards Argelès-Gazost, keep a scattered character housing stock, suited to a harsh mountain climate and sometimes difficult winter access. The Lannemezan plateau, to the east, offers a more open rural landscape with fewer steep slopes.

The stations at Tarbes and Lourdes are served by TGV from Paris, while Tarbes-Lourdes-Pyrénées airport provides regular flights. The most sought-after areas remain the plain around Tarbes and the edges of the tourist valleys; the more remote valleys, such as the upper Aure valley, offer comparable properties on markedly more accessible terms, in exchange for more limited winter access and services.

Points to check on a Hautes-Pyrénées residence

Some residences are registered historic monuments or recorded in the regional heritage inventory, which brings exterior works under the approval of the Architecte des Bâtiments de France, particularly in the old centres of the Bigorre plain. In mountain valleys, avalanche and ground-movement risk, mapped in local risk prevention plans, should be checked before any purchase, as should the status of summer pastures and collective grazing rights attached to some plots, which can be significant.

On the technical side, have the slate roofs checked, since they are heavy and costly to repair, and check insulation, often inadequate in old mountain residences facing harsh winters. Private drainage, common in scattered rural housing, deserves a careful check, as does winter access along secondary roads and rural tracks that can be cut off by snow.
