A manor house for sale in Hérault most often appears as a wine estate or a garrigue mas, the word manor remaining rare in this Languedoc department where the building tradition reads through limestone and vineyards. From the Hérault valley around Saint-Guilhem-le-Désert to the Haut Languedoc around Lodève, by way of the coast from Sète to Agde, these residences combine a character house with a winery and farm outbuildings. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page presents real price benchmarks for large residences in Hérault, the wine-growing and coastal areas where they cluster, the materials of this Mediterranean building tradition, and the checks to make before buying in the garrigue. Buyers moving from another region often need a moment to adjust their expectations to Languedoc materials and layouts, which differ markedly from those further north. Price benchmarks for prestige homes in Hérault

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Hérault, 95 sales were recorded from 2021 to 2025, with a median price of €1,050,000*, a floor/ceiling range (P10–P90) of €556,800 to €1,977,800 and a median of €2,879/m² of living space, for an average of 386 m² of living space and 8,283 m² of land. What makes manor houses for sale in Hérault distinctive

Wine estates and garrigue mas

In Hérault, local usage prefers wine estate or master's mas over the word manor: garrigue limestone facades, often lime-rendered, shallow canal-tile roofs and solid shutters guarding against hot summers. Around Pézenas and the Piscénois, these residences frequently keep a vaulted winery adjoining the house. Towards the Haut Languedoc and Lodève, Cévennes influence shows through schist walls and steeper roofs, signalling the mountainous relief to the north of the department.

Outbuildings include a winery, a vat house, sometimes a dovecote or a private chapel, arranged around a courtyard shaded by plane or hackberry trees. Some of these estates have kept a continuous wine-growing activity, which explains well-kept farm buildings alongside a house that sometimes needs renovation. Recent restorations favour lime renders, old terracotta floor tiles and ventilation suited to the Mediterranean summer. Several estates near Montpellier have been converted into event venues while keeping the original winery in place as a feature.

From the Hérault valley to the coast

The Hérault valley, around Saint-Guilhem-le-Désert, Gignac and Aniane, holds renowned wine estates set among garrigue scrubland and gorges. The Piscénois, around Pézenas and Montagnac, and the plain between Montpellier and Béziers offer farming residences near the main routes. The coast, from Sète to Agde and Cap d'Agde, adds properties near the lagoons and the shoreline, while the Haut Languedoc, towards Lodève and Bédarieux, remains the most rural and most accessible part of the department. Montpellier-Méditerranée airport widens the pool of buyers coming from other regions or abroad.

Montpellier Sud-de-France and Montpellier Saint-Roch stations are served by TGV, as are Béziers, Agde and Sète, giving the whole department good high-speed rail coverage. The most expensive areas remain the Hérault valley and the coast around Sète and Agde, while the Haut Languedoc and the northern Piscénois allow buyers to acquire a comparable estate for a more modest budget. This spread means a buyer can trade a shorter commute for a noticeably larger estate within the same department.

Points to check on a Hérault estate

The Mediterranean climate exposes part of the department to Cévenol storm events and rapid flooding, particularly in the Hérault valley and around Lodève: check the flood risk prevention plan before any project affecting outbuildings near a stream. On the coast, the Loi Littoral severely restricts extensions near the shoreline or protected lagoons; in the wooded areas of the Haut Languedoc, vegetation-clearing obligations apply around buildings.

Have the renders and canal-tile roof checked, the drainage system, often private in wine-growing hamlets, and any cracking linked to clay shrink-swell movement, common on garrigue soils. Access by rural tracks crossing neighbouring vineyard plots should be verified, as should irrigation rights attached to some estates. On the coast, ask about marine flooding risk too, since it governs how far some properties near the lagoons can extend.

Manor house and wine-estate listings in Hérault are placed by private owners, agencies specialising in character properties and notaries, several of whom hold long-standing knowledge of local vineyard boundaries; filter them by price, living space, land and outbuildings, and set an e-mail alert to follow new listings.
