Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

As of 28 September 2026, the section lists 267 properties in France (the section does not yet have enough listings in Vosges for a reliable calculation) at a median asking price of €978,000 (average €1,520,334); 80% of properties are offered between €485,000 and €2,750,000, for a median living space of 372 m² on 1.0 hectare of land, or €2,864 per m² of living space. The pink Vosges sandstone, the material of the basilica of Épinal and of many houses along the Moselle and the Moselotte, gives warm façades, while the granite of the massif suits plinths and window surrounds. The textile owners' houses of the Moselotte valley, Remiremont and Saint-Dié have a central block, low wings and hipped roofs of slate or machine-made tile. At Vittel, Contrexéville and Plombières-les-Bains, the nineteenth-century spa villas, in brick and stone, with elaborate verandas, form another register. Around Gérardmer there are large contemporary chalets. Slate is used on the valley houses and tile on the plain, and the choice tells you when a house was extended.
Outbuildings are often substantial: a former sawmill, workshop, coach houses, a caretaker's cottage, a greenhouse, a stable, a captured spring in the park. The interiors mix pine or oak parquet, faience stoves, panelling, monumental staircases and high ceilings, giving these homes an atmosphere of industrial bourgeoisie and holiday retreat. Captured springs and park fountains should be described in the preliminary sale agreement.
The Moselle valley, from Épinal to Remiremont, gathers the largest notables' houses, a few minutes from the lakes and the ski slopes. Gérardmer and the Hohneck have very sought-after chalets and villas from around 1900, often used as second homes. The Épinal country and the Vosges plain, around Mirecourt and Rambervillers, offer more affordable town houses. Vittel, Contrexéville and Bains-les-Bains keep spa villas to renovate; the Neufchâteau country and the Vôge, to the west, stay quieter. Each valley has its own character, from the lakeside resorts to the quieter forest hamlets.
The department has rail links through Épinal and Remiremont towards Paris, Nancy and Strasbourg, though not every area can count on a direct high-speed service. The RN57 and RN59 serve the south and east. For a second home, access to ski slopes, lakes and footpaths weighs as much as the journey time from the big cities. Winters are long, so heating and insulation costs deserve a real estimate.
In mountain areas, the snow load on the roof, the state of the flashings, gutters and snow guards determine the upkeep to plan for. Granite is associated with a significant radon potential: a radon measurement and ventilation are recommended, especially in cellars and ground floors. Thick sandstone or granite walls retain damp, and cement renders added in the twentieth century make the problem worse. Ask for the last chimney sweep and boiler service reports, since wood heating is common in these houses. Snow-guard hooks are often missing from older roofs.
The Ballons des Vosges regional nature park and several protected sites govern exterior works, tree felling and outbuildings. Around Vittel and Contrexéville, check the status of the springs, the mineral-water protection perimeters and the easements that follow. On a recent villa or chalet, verify that the pool, the extension and the drainage comply. A local craftsman knows the particular behaviour of the wood and stone of the massif.
