Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

Mulhouse, a textile capital in the nineteenth century, left on the Rebberg and in its suburbs vast industrialists' villas with stone façades, verandas and landscaped parks. The vineyard, from Thann to Ribeauvillé, from Kaysersberg to Rouffach, is marked by winegrowers' houses with half-timbering, carved oriel windows and inner courtyards, many of them enlarged into charming residences. The Sundgau, further south, offers long timber-framed houses and grand farmhouses; contemporary villas are built around Mulhouse, Saint-Louis and Colmar, often with a pool. Carved dates and the initials of the first owners on the façades tell the story of the house.
Outbuildings include a barn, a vaulted cellar, a coach house, a caretaker's cottage, a greenhouse, a garden pavilion, sometimes a former weaving workshop. Inside, you find faience stoves, panelling, cement floor tiles and moulded ceilings, as well as sandstone staircases with wrought-iron banisters, marks of careful building. Vaulted cellars and old wine presses, where they survive, add rare volumes. Each cellar is worth a visit with a torch and a moisture meter.
Around Colmar, Turckheim, Kaysersberg and Ribeauvillé form the busiest wine route, with maisons de maître and winegrowers' houses of every size. Mulhouse and its ring, from Riedisheim to Rixheim, offer industrialists' villas and contemporary houses. The Munster valley and the Guebwiller country, beneath the Grand Ballon, combine mountain homes and old spa villas. The Sundgau, around Altkirch and Ferrette, attracts with its valleys and milder terms, while the north of the plain, towards Ensisheim, stays rural. Uses vary from one area to another: discreet villas on the heights of Mulhouse, closed courtyards in the vineyard villages, large farmsteads in the southern valleys.
Colmar and Mulhouse have stations served by the TGV, and the Basel-Mulhouse EuroAirport opens the department to Europe. Proximity to Switzerland and Germany sustains a cross-border clientele, and the A35 links Mulhouse with Colmar and Strasbourg. Many buyers choose Haut-Rhin for its position between three countries, which puts the airport, the station and the motorway within minutes. Basel and Freiburg are within reach for daily commuters.
Haut-Rhin falls under the local law of Alsace-Moselle: the Land Register is proof of ownership, the deed is received by the notary under specific formalities, and the extract must be requested to learn the easements, charges and rights recorded. The department has moderate seismicity, with consequences for structural works. The roof frames, half-timbering and vaulted cellars of winegrowers' houses call for a thorough check against damp and insects. Sellers of older houses should hold the latest reports on timber and roofing. Ask also about drainage around the cellar walls.
Riquewihr, Kaysersberg, Colmar and other old centres lie within protection perimeters: façades, shutters, signs and fences depend on the opinion of the architect of the Bâtiments de France.
