A maison de maître for sale in Gironde is recognisable by its symmetrical façade in golden limestone, its tall windows, its front steps and its slate or tile roof over two principal storeys: this is the residence that wine merchants, shipowners and the notables of Bordeaux, Libourne and the market towns of the Entre-deux-Mers built for themselves from the eighteenth to the nineteenth century. This section is not limited to them: it gathers all the fine residences of the department, chartreuses of the Graves, merchants' houses of the Médoc, villas on Arcachon bay, architect-designed properties and contemporary estates, wherever the living space exceeds 300 m² or the price approaches a million euros and the property belongs neither to the chateaux, nor the manor houses, nor the historic monuments. Browse here the maisons de maître and fine residences for sale listed by private owners, specialist agencies and notaries in Gironde.

This page gathers real price benchmarks for the department's large residences, the profile of the properties currently on the market, the characteristics of Gironde buildings, the areas where these houses are concentrated and the points to check before buying, particularly in wine-growing and coastal areas. Maison de maître prices in Gironde in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Gironde, 235 sales were recorded from 2021 to 2025, with a median price of €772,000, a floor/ceiling range (P10–P90) of €430,800 to €1,984,400 and a median of €2,072/m² of living space, for an average of 379 m² of living space and 16,475 m² of land. Across the Nouvelle-Aquitaine region, the 2025 median stands at €615,000 (171 sales), against €822,000 in France in 2025 (981 sales).

What makes maisons de maître and fine residences for sale in Gironde distinctive

Golden stone, chartreuses, villas on the bay and contemporary residences

The golden limestone from the quarries of Bourg, Saint-Émilion and the Entre-deux-Mers gives the old residences their warm colour and their dressed-stone façades, often adorned with a string course, quoins and a moulded cornice. The chartreuse, a long single- or two-storey house flanked by pavilions and opening onto a terraced garden, is the oldest form; the two-storey maison de maître with converted attics, its stone staircase and oak parquet floors, became the norm in the nineteenth century in the wine villages and around Bordeaux. On Arcachon bay, the fine residence takes the form of a timber-and-brick seaside villa inherited from the Ville d'Hiver, or of a glass-fronted contemporary villa on the dune; around the city, architect-designed properties from the 1960s to the present day, set in wooded grounds, belong to the same section.

Outbuildings complete the ensemble: a winery or vat room where the house was the seat of a wine property, an orangery, a caretaker's cottage, a dovecote, a pool and pool house in recent properties, a walled park planted with magnolias, cedars and oaks. The old residences have often kept their marble fireplaces, panelling, plasterwork and ceilings over three metres high, which account for their value as much as their floor area.

Where to look: from the Libourne district to Arcachon bay

The Libourne district, with Saint-Émilion, Libourne and Fronsac, concentrates the wine-estate maisons de maître, often sold with a few hectares of vines; the Entre-deux-Mers, from Créon to La Réole, offers chartreuses and village residences at more accessible prices. The first ring around Bordeaux, towards Pessac, Gradignan, Bouliac and Cenon, attracts buyers who want a large house, old or contemporary, within thirty minutes of the city centre. The Médoc, from Margaux to Pauillac, and the Blaye district offer merchants' houses on the banks of the Gironde estuary; the Bazadais and the southern Landes of Gironde, around Langon and Bazas, remain the most discreet areas.

Arcachon bay and the Cap Ferret peninsula form a market of their own, where a fine residence sells at seaside-villa prices. Bordeaux Saint-Jean station puts Paris a little over two hours away by TGV, Mérignac airport serves Europe, and the A10, A62, A63 and A89 motorways make the whole department reachable in under an hour and a half from the city.

Points to check before buying

The whole of Gironde is classified as a termite risk zone: the survey is compulsory and the condition of old floors, beams and joinery must be examined carefully. The soft limestone requires monitoring of façades, renders and rising damp, common in village residences built over cellars. In the Entre-deux-Mers and the Libourne district, clay soils expose buildings to shrink-swell movement, to be checked on cracks and foundations; on the bay and the estuary, the Loi Littoral and the flood-risk prevention plans govern extensions and rebuilding, and some villas on the peninsula stand on plots whose future buildability is not guaranteed.

When the residence is sold with vines, the SAFER's pre-emption right, the appellation classification of the parcels and current leases come into the negotiation; the value of the vineyard land is then assessed separately from that of the house. On a contemporary property, check that extensions, the pool and the installations comply with the planning permissions. Have a full survey drawn up by an architect or a specialist before making an offer, particularly on the roofs and roof timbers of old houses.
