There is little in common between a Chalosse residence and a villa in Hossegor, and yet both are sought here: a maison de maître for sale in Landes may be a stone-and-curved-tile house on the southern hills, a bourgeois house in Dax or Saint-Sever, or a seaside villa on the Atlantic coast. This section gathers all the fine residences of Landes, architect-designed villas on the coast and properties in wooded grounds inland, as soon as the living space exceeds 300 m² or the price flirts with a million euros, excluding chateaux, manor houses and historic monuments. Explore the maisons de maître and fine residences for sale offered by private owners, agencies and notaries.
This page gives the real price benchmarks for the large residences of Landes, the nature of the properties now on sale, the materials of the coast, the Chalosse and the forest, the most sought-after areas and the checks specific to the seaboard and the pine massif. The guide to buying prestige property in France then accompanies you, from the first viewing to the signing at the notary's office.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

The old Landes house, timber-framed with a broad overhanging roof, survives in the forest clearings of the Marensin and the Haute-Lande; the maisons de maître of the Chalosse, further south, prefer rendered stone, curved tiles and wide wrought-iron balconies. In Dax, a spa town, the townhouses and bourgeois houses date mostly from the nineteenth century. On the coast, the neo-Landais architecture of Hossegor and Seignosse mixes exposed beams, brick and wood, beside contemporary villas with large glazed openings. Wooden verandas, tall French windows and steep gables are typical of the older seaside villas.
The old residences keep their parquet floors, fireplaces, turned-wood staircases and generous ceiling heights, with grounds of cork oaks or pines, service buildings, a dovecote or a barn. The large new houses of the coast almost always come with a pool, a pool house and direct access to the dune path. In older residences, lime and breathable renders suit better than modern cement, which traps moisture inside stone walls.
The seaboard, from Biscarrosse to Capbreton by way of Mimizan, Moliets, Vieux-Boucau and Soorts-Hossegor, forms a market of its own where a fine residence is priced like a seaside villa. Inland, the Chalosse, around Dax, Saint-Sever and Hagetmau, mixes wine-growing residences and large landowners' houses; the Orthe country, towards Peyrehorade, borders the Adour; the Tursan, around Aire-sur-l'Adour, and the Marsan, around Mont-de-Marsan, offer the gentlest prices. Properties a few minutes from the beaches of Seignosse and Soorts-Hossegor remain the most contested.
Dax station is served by TGV trains to Paris and Bordeaux, Mont-de-Marsan by regional trains, and the A63 motorway crosses the department from north to south. The A65 serves the Marsan and the Tursan, while Biarritz airport, close to the south of the department, completes the access. From Dax, both the ocean and the Basque Country are easily reached, an asset for a second home.
On the coast, the Loi Littoral limits extensions and rebuilding, and several communes along the ocean are affected by the rules linked to coastal retreat: consult the natural-hazards report and your notary's advice before setting an offer for a villa near the dune. In the forest massif, the legal brush-clearing obligations apply around buildings, at a maintenance cost the buyer must estimate. The Adour and the gaves have their flood-prevention plans, notably around Dax and Peyrehorade. Fire-prevention rules can also affect the choice of roofing, fencing and the planting around the house.
In old buildings, timber frames and roof timbers call for a termite survey and a careful examination of the woodwork; damp in sandy soils sometimes eats away at the plinths. For a recent villa, check the compliance of the extension, the declaration of the pool and the warranties. Have a professional review the beach-access easements before concluding. Finally, check that the house and its annexes are covered against storms, which are frequent on the coast.
