From Béarn to the Basque Country, a maison de maître for sale in Pyrénées-Atlantiques can mean very different buildings: the large Labourd house with red or green half-timbering, the Béarn residence of river pebbles and brick, the villa in Biarritz or Pau built facing the mountains. This section welcomes all the fine residences of the department, bourgeois houses, seaside or foothill villas, architect-designed properties and contemporary estates, as soon as the living space exceeds 300 m² or the price approaches a million euros, without being chateaux, manor houses or historic monuments. Consult the maisons de maître and fine residences for sale listed by private owners, agencies and notaries.
You will find here the real price benchmarks for the large residences of the department, the profile of the properties on sale, the characteristics of Basque and Béarn buildings, the areas of the coast, the foothills and the valleys, as well as the points of caution linked to the seaboard, the mountains and the tension in the market. The guide to buying prestige property in France then details the stages of a purchase.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In the Basque Country, the Labourd house, with whitewashed walls, ox-blood red or green half-timbering and a broad low-pitched roof, extends into bourgeois residences with timber balconies at Ustaritz, Cambo or Saint-Jean-de-Luz. In Béarn, the rounded pebbles of the mountain rivers, brick and slate make up maisons de maître with steep roofs, often around a closed courtyard. Pau keeps the villas built in the nineteenth century by the English colony, with their verandas and parks, facing the Pyrenean chain. Lime-washed walls need regular upkeep, and the colours of shutters and beams are often set by local guidelines.
On the coast, Biarritz, Anglet and Guéthary mix Belle Époque villas, neo-Basque residences and contemporary architect-designed houses with pools, while the Ossau and Aspe valleys offer large stone houses under slate, with adjoining barns, terraced gardens and outbuildings. Monumental fireplaces, parquet floors and exposed roof timbers charm as much as the view. In the valleys, local limestone and oak roof frames give the vast attics a conversion potential that buyers appreciate.
The seaboard, from Biarritz to Hendaye, concentrates demand and the highest prices, with Bidart, Guéthary and Saint-Jean-de-Luz. Behind the coast, inland Labourd, around Ustaritz, Cambo-les-Bains and Espelette, offers large houses with gardens; Lower Navarre and the Soule, around Saint-Jean-Pied-de-Port and Mauléon, attract lovers of the countryside. Around Pau, Jurançon, Lescar and Morlaàs form the residential conurbation; Orthez, Salies-de-Béarn and Oloron-Sainte-Marie offer more moderate prices. Around Bayonne and Anglet, supply alternates between old town-centre residences and more recent villas in wooded residential districts.
Bayonne, Biarritz, Saint-Jean-de-Luz, Hendaye and Pau have stations served by TGV trains to Paris, and the airports of Biarritz Pays Basque and Pau-Pyrénées open up Europe. The A63 links the coast to Bordeaux and Spain, the A64 reaches Pau and Toulouse: Béarn countryside is thus within reach of both the sea and the ski resorts. The journey between coast and mountains can thus be made in a single day, which feeds the department's appeal for second homes.
On the coast, the Loi Littoral and coastal retreat, very visible on the Basque cliffs, condition extensions, pools and sometimes the long-term value of a villa on the cliff edge; the natural-hazards report and local town plans should be read before any commitment. Part of the department lies in a zone of moderate seismicity: earthquake-resistant standards apply to recent buildings and extensions, while old pebble masonry calls for an examination of the ties. A survey should also cover the drainage of sloping plots, where retaining walls and surface water can cause hidden damage.
The mountain rivers of Pau, Oloron and Aspe sometimes burst their banks, and the valleys are subject to prevention plans for flash floods and avalanches. Several coastal communes regulate second homes and tourist furnished lets; check the local rules before imagining rental use. Have a professional inspect the oak roof timbers and slate roofs before making an offer. The energy renovation of large glazed surfaces or former farmhouses should also be budgeted.
