In the heart of the Marche and the Limousin, a maison de maître for sale in Creuse often tells the story of a homecoming: that of the masons who left to build Paris and Lyon, became contractors, and raised sturdy granite houses back home, with regular bays, front steps and slate attics; in Aubusson and Felletin, it is the tapestry merchants who left their mansions. This section extends to all the fine residences of Creuse, notables' houses, prestige longères, lake villas, architect-designed homes and contemporary properties on large plots, as soon as the living space passes 300 m² or the price approaches a million euros, other than chateaux, manor houses and historic monuments. Find here the maisons de maître and fine residences for sale placed by private owners, agencies and notaries.
On this page you will find real price benchmarks for the large houses of Creuse, the properties currently for sale, the features of granite buildings, the areas to explore and the precautions to take in middle mountains. Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (6 sales in five years): we give the figures for the Nouvelle-Aquitaine region. Across the Nouvelle-Aquitaine region, the 2025 median stands at €615,000 (171 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Nouvelle-Aquitaine (2025) | 171 | €615,000 | €400,000 – €1,480,000 | 1,692 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

Granite, quarried on the spot, raises thick walls in grey or beige tones, often lime-rendered, under roofs of slate or flat tile. The contractors' houses of men who returned home show careful window surrounds, wrought-iron balconies and sometimes a corner pavilion recalling the Parisian buildings they had helped to raise. In Aubusson and Felletin, three-storey tapestry makers' mansions line the sloping streets and the river Creuse, with large windows to light the workshops. Interiors often keep their granite or marble fireplaces, turned wooden staircases, beamed ceilings and large enfilade rooms, all qualities that set a fine residence apart from a simply large village house.
Around Lake Vassivière and Guéret, villas and architect-designed houses in timber and stone open onto the water or the forest. Outbuildings are numerous: barns converted into reception rooms or studios, ovens, wells, private ponds and large parks planted with beech and conifers. Here nature provides the setting: beech and conifer forests, peat bogs, heather moors and trout streams, which buyers come to find for walking, fishing and silence.
Guéret and its surroundings, towards Sainte-Feyre and Saint-Fiel, form the main pole of local demand. Around Aubusson, Felletin and the high Creuse, on the Millevaches plateau, fine residences appeal for their landscapes, on terms among the gentlest of the Limousin. Bourganeuf and Royère-de-Vassivière benefit from the closeness of the lake. Further south, Bénévent-l'Abbaye and Chénérailles, with their granite villages and Romanesque churches, offer notables' houses on even more accessible terms, often with large gardens.
In the north, La Souterraine, Dun-le-Palestel and Boussac open towards the Marche and the Berry. Creuse has no TGV station: La Souterraine offers rail access to Paris and Limoges on the Intercités line, the A20 crosses the department from north to south and the RN145 links Guéret to Montluçon. Calm and remoteness make it a choice for second homes as well as retirement. Waiting times for craftsmen skilled in stone and roofing can be long, which calls for planning works well in advance and gathering several quotes before costing the renovation.
Granite emits radon, a natural gas that builds up in cellars: measure it before fitting out. Above eight hundred metres on the plateau, long winters, frost and snowfall test the roofs, gutters and pipework, and heating a large house is a major expense. Also consider the upkeep of access tracks, often private and long, and snow clearance, which falls to the owner when the road is not a municipal one.
Chestnut and oak roof timbers, floors and renders need a serious inspection; thick granite walls cope poorly with sealed insulation. The woods and ponds that sometimes come with the house are subject to management rules and to fishing or hunting rights. On a recent property, check the drainage and the permits for extensions. Take the time, too, to check rights of way across watercourses, wood-gathering or fishing rights and the status of wooded parcels, whose tax and forestry regime differs from that of the house.
