At the crossroads of Poitou, Touraine and the Limousin, a maison de maître for sale in Vienne can be read in the plain's limestone, the Loudunais tuffeau or the granite of the Montmorillon area, under a covering of flat tile or slate: these are the houses of the magistrates of Poitiers, the merchants of Châtellerault, the tanners of Chauvigny and the landowners of the Gartempe valley. This section readily goes beyond that model: it groups all the fine residences of Vienne, town mansions, villas, architect-designed houses and contemporary parkland properties, as soon as the living space passes 300 m² or the price nears a million euros, to the exclusion of chateaux, manor houses and historic monuments. Consult the maisons de maître and fine residences for sale placed by private owners, agencies and notaries.
This page gathers real price benchmarks for the large houses of Vienne, the typology of the properties on sale, the features of the buildings by terroir, the areas to favour and the checks to make before buying. Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

Three stones share the department: Poitou limestone, pale and regular, around Poitiers and the plain; the softer tuffeau of the Loudunais, cut into string courses and window surrounds; and the granite and sandstone of the south, towards Montmorillon and Lussac-les-Châteaux. The town mansions and notables' houses of Poitiers, Loudun or Châtellerault line up cobbled courts, staircases with wrought-iron rails and panelled reception rooms. In the countryside, the hip-roofed maison de maître, flanked by outbuildings, overlooks the valleys of the Vienne, the Clain and the Gartempe. Inside, you find stone fireplaces, painted panelling, old floor tiles and high ceilings, witnesses of a bourgeois way of life that careful restorations preserve.
The twentieth century added brick villas and bourgeois houses on the slopes of Poitiers, then, more recently, architect-designed houses with flat roofs and large glazing in upmarket developments. Walled parks, dovecotes, orangeries, cellars cut into the rock and pools make up the classic setting of the most sought-after properties. This closeness allows country living without giving up the schools, shops and health services of the Poitiers conurbation.
Poitiers and its outskirts, from Saint-Benoît to Jaunay-Marigny and Chasseneuil-du-Poitou, host the liveliest market, fed by the university, the hospital and the jobs of Futuroscope. The Clain valley and Vouneuil-sous-Biard offer properties a few minutes from the city. The Loudunais, around Loudun and Monts-sur-Guesnes, draws a clientele from Saumur and Tours on gentler terms, and Chauvigny, on the banks of the Vienne, cultivates a medieval charm. Properties there are often larger, with farm outbuildings converted into a guest cottage, a workshop or a reception hall, which widens the possible uses.
Further south, Montmorillon, Lussac-les-Châteaux and Civray remain the most affordable areas. The stations of Poitiers, Futuroscope and Châtellerault are served by the TGV: Paris lies about an hour and a half from Poitiers, Bordeaux under two hours, and the A10 and the N147 towards Limoges shape the road network. The high-speed line also makes Châtellerault a base for professionals who travel regularly to Tours or Paris.
In the Loudunais, cavities dug to extract tuffeau sometimes undermine the subsoil: ask for a cavity report and an inspection of the cellars, notably under the courtyards. Tuffeau copes poorly with frost and rising damp, which calls for lime-based restoration rather than cement. On flat-tile roofs, check the ridges and verges, often weakened by storms. Also check the condition of slates and zinc flashings in the Loudunais, where westerly winds test the roofs, and the soundness of the chimney stacks.
In the Montmorillon area, radon finds its way into the below-ground rooms of granite houses. Along the Vienne, the Clain and the Gartempe, consult the flood-prevention plans before building an annexe. For a contemporary property, demand the extension permits, the compliance of the pool and the certificates of the structural-damage insurance. A chartered surveyor can confirm the boundaries of an extensive park, often split up through successive inheritances, before the deed fixes the extent of the land.
