Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
In Eure, 93 sales were recorded from 2021 to 2025, with a median price of €583,400*, a floor/ceiling range (P10–P90) of €383,100 to €997,600 and a median of €1,732/m² of living space, for an average of 357 m² of living space and 17,617 m² of land. Eure combines contrasting materials: flint and brick draw chequerboards in the Ouche country and the Lieuvin, half-timbering with cob infill shapes the town houses around Pont-Audemer and Lyons-la-Forêt, while chalk and white ashlar stone dominate in the Seine valley, at Vernon and Les Andelys. The nineteenth-century merchants' houses of industrialists show a symmetrical façade, front steps, a hipped slate roof and a walled garden. Local craftsmen still know how to repair lime renders and timber frames, which helps keep restoration costs under control.
The prestige longère, a vast range of buildings restored with exposed roof timbers, often comes with a cider press, a barn, a dovecote and an apple orchard. Along the Seine and the Eure, brick holiday villas and contemporary architect-designed houses widen the supply. Parquet floors, stone fireplaces and oak staircases give the old interiors their charm, and ceiling heights vary with the period of construction, so a viewing is worth more than any floor plan. The Seine valley, from Vernon and Giverny to Les Andelys and Gaillon, attracts Parisians in search of a large residence within reasonable reach of the capital. Pacy-sur-Eure, Évreux and the Eure valley offer a wide range of bourgeois houses. The Risle valley, from Beaumont-le-Roger to Pont-Audemer by way of Brionne, gathers character residences near rivers and forests. The Ouche country, around Conches-en-Ouche and Verneuil-sur-Avre, stays more discreet and more affordable, while Louviers and the Norman Vexin offer notables' houses. There is no TGV station in Eure; Intercités and TER services link Vernon and Évreux with Paris-Saint-Lazare, and the A13, A28 and A154 motorways serve the department. The closeness of Rouen and the Paris region explains the demand along the Seine axis.
Eure has many marnières, old excavations dug to extract marl, whose collapse can occur without any outward sign: the town hall keeps a register and the deed must mention known cavities. The Seine, Eure and Risle valleys expose some houses to floods and rising groundwater; consult the corresponding risk prevention plan and the claims history.
