In the Cotentin as in the southern Manche, a maison de maître for sale in Manche is recognised by its grey granite or schist, its stone dormers and a garden sheltered from the wind by tall walls and beech-planted banks. This section is not confined to them: it gathers all the fine residences of the department, town houses of Valognes, villas at Granville and Carolles, shipowners' houses, architect-designed properties opening onto the bay, wherever the living space exceeds 300 m² or the price approaches a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. See here the maisons de maître and fine residences for sale offered by owners, agencies and notaries.

You will find real price benchmarks for the large houses of Manche, the kind of properties on the market now, the materials of the Cotentin and the Mortainais, the areas to explore and the checks that suit a department almost entirely ringed by sea. The guide to buying prestige property in France then details each step, from the viewing to signing at the notary's office.

Maison de maître prices in Manche in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Manche, 47 sales were recorded from 2021 to 2025, with a median price of €523,000*, a floor/ceiling range (P10–P90) of €411,800 to €928,000 and a median of €1,533/m² of living space, for an average of 343 m² of living space and 12,996 m² of land. Across the Normandy region, the 2025 median stands at €760,000* (57 sales), against €822,000 in France in 2025 (981 sales).

What makes maisons de maître and fine residences for sale in Manche distinctive

Granite, schist and sandstone: houses built to face the wind

The granite of the Cotentin and the Mortainais, grey or bluish, forms the backbone of the maisons de maître, often set off by pale sandstone surrounds, a double-flight front stair and a hipped slate roof. In Valognes, the eighteenth-century town houses, set between courtyard and garden, recall the town where the Cotentin nobility came to spend the winter. The shipowners' houses of Granville and Cherbourg present more urban façades, while the Belle Époque seaside villa, at Jullouville or Carolles, mixes brick, bow windows and verandas. The rubble stone is often left exposed on outbuildings, while the main façade receives a lime render.

Outbuildings play a large part: cider barns, wood stores, bread ovens, dovecotes and caretaker's cottages often surround the house. In recent properties on the west coast, the pool house, the boat shelter and large windows facing the havens replace these farm buildings. Inside, the old residences keep oak parquet, granite staircases and monumental fireplaces. The gardens, sheltered by banks and hedges, protect hydrangeas and camellias from the west wind. Hedges of hydrangea and fuchsia, common along the west coast, frame many gardens and give them their character.

The Cotentin, Mont-Saint-Michel bay and the bocage: where to look

The north of the Cotentin, around Cherbourg, Barfleur and Saint-Vaast-la-Hougue, offers sailors' and shipowners' houses facing the harbours, sought after for their maritime setting. Valognes and Carentan open onto a more inland, less tight market, while Coutances, Saint-Lô and Villedieu-les-Poêles hold stone notables' houses. In the south, the area around Granville and Avranches, facing Mont-Saint-Michel bay, draws buyers of large villas and town residences; the Mortainais, the Val-de-Saire and the bocage of Saint-Hilaire-du-Harcouët remain the most accessible areas.

The Intercités train links Cherbourg, Valognes and Carentan with Paris-Saint-Lazare, the N13 joins Cherbourg to Caen and the A84 leads from Caen towards Avranches and then Rennes. Sea crossings to Jersey and the Chausey islands leave from Granville and Barneville-Carteret, a point in favour for yachtsmen. For regular use, allow for the journey time to Caen or Rennes, because inland roads can be slow in winter and on secondary routes.

Points to check: marshes, flooding, radon and protected settings

Much of the Manche shoreline is covered by the Loi Littoral, by marine-flooding prevention plans and by marsh or polder zones: the unbuildable status of some plots can block an extension or outbuilding project. The granite of the Cotentin and Mortainais massifs can emit radon, which should be measured in the living rooms, and thick rubble walls laid in earth retain damp when the renders are too impermeable. Slate roofs exposed to the west cope badly with tired hooks and worn zinc flashings.

Many houses stand near protected buildings, in Valognes, Coutances or Granville: the architect of the Bâtiments de France then governs exterior works. Properties with pasture may fall under the pre-emption right of the SAFER. For a recent villa or an architect-designed house, have the pool, terraces and garages checked against the permit issued, together with the builders' warranties. A survey by an independent expert before signing helps set the cost of any roof, damp or salt-air repairs against the asking price.

On this portal, the fine residences of Manche are offered by private sellers, agencies of the Cotentin and the bay, and notaries; sort the listings by budget, floor area, land and outbuildings, then schedule an e-mail alert so that no new listing escapes you.
