Between bocage, forests and the hills of the Perche, a maison de maître for sale in Orne announces itself with a gateway, an avenue of limes or a closed courtyard, and walls of russet sandstone or granite topped with slate or flat tile. This section is not confined to them: it gathers all the fine residences of Orne, Perche gentilhommières, notables' houses of Alençon, equestrian properties, contemporary houses lost in greenery, wherever the living space exceeds 300 m² or the price approaches a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Discover the maisons de maître and fine residences for sale posted by private owners, agencies and notaries.

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

The Orne Perche, around Mortagne-au-Perche and Bellême, builds in russet sandstone and flint, with bourgeois houses often flanked by stair turrets. In the Domfrontais and the Flers area, granite and schist dominate; in the east of the department, around L'Aigle, brick and limestone appear together, and the valleys of the Orne Pays d'Auge, towards Vimoutiers, line up timber frames. The nineteenth-century bourgeois house, with its front steps, three bays and central pediment, recurs in the sub-prefectures. The lintels and window surrounds are often cut in pale stone that contrasts with the darker walls.
Many houses have kept their stables, coach houses and loose boxes, reminders of the horse-breeding tradition that has marked the department around the Haras du Pin. Ponds, orchards, meadows enclosed by quickset hedges and a wooded park complete the setting. In renovated groups of buildings, the dovecote or the barn becomes a guest cottage or a studio, which counts in the value in use. Some estates also offer a riding arena or paddocks, a real advantage for buyers who keep horses.
Mortagne-au-Perche, Bellême, Rémalard and the Perche regional nature park hold the most sought-after houses, often bought by Parisians as second homes. Alençon, Sées and Argentan offer town and suburban houses at more moderate prices, and the Orne Pays d'Auge, around Vimoutiers, sits between the two. In the west, Domfront, Flers, La Ferté-Macé and Briouze form a bocage where living space costs less than elsewhere in Normandy; L'Aigle and the Pays d'Ouche keep a more discreet market. Prices ease noticeably as you move away from the Perche towards the western bocage.
From Argentan and L'Aigle, the Paris-Granville line provides Intercités services to Paris-Montparnasse, while Alençon is under an hour from Le Mans and the A28 crosses the department towards Rouen and Tours. The villages of the Perche remain about two hours from Paris, an asset for weekend stays. Country lanes lined with hedges mean that real journey times matter more than distances.
In the Domfrontais and around Flers, the granite subsoil makes it necessary to measure radon before any purchase; thick rubble walls, limewashed, do not tolerate hastily applied cement renders, a source of rising damp. The flat-tile or slate roofs, vast on these houses, call for an examination of the rafters and the ridge, and the old roof frames of the Perche sometimes hide wood-boring insects. Private drainage at isolated houses must be inspected, because discharges quickly run into the rules on distance from watercourses.
A house surrounded by pasture means checking the farm tenancies in force, the SAFER and the proximity of livestock units, a source of mutual constraints. In the regional park and around protected towns such as Bellême, the architect of the Bâtiments de France is consulted about joinery and boundary walls. On a contemporary house, have the permit for extensions and annexes confirmed, together with the structural-damage insurance. An independent expert can price roof repairs before signing.
