A maison de maître for sale in Calvados often has the restraint of a Caen-stone façade, pierced by regular bays under a hipped roof, or the outline of a half-timbered Pays d'Auge manor house standing in its own orchard meadow. This section is not confined to them: it brings together all the fine residences of Calvados, Anglo-Norman villas of the Côte Fleurie, notables' houses of the Bessin, contemporary properties around Caen, wherever the living space exceeds 300 m² or the price approaches a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Browse the maisons de maître and fine residences for sale posted by private owners, agencies and notaries.
This page sets out real price benchmarks for the department's large houses, the profile of the properties now on the market, the building materials of the Caen plain and the Pays d'Auge, the areas worth exploring and the checks that suit a territory open to the sea. Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

Caen stone, the pale limestone quarried on the plain, clads the maisons de maître of the city and the Bessin: regular coursing, quoins, sturdy chimney stacks and roofs of slate or flat tile. The Pays d'Auge follows other rules, with half-timbered houses filled with cob or brick, flint plinths and broad overhanging roofs; the Auge character home often keeps a closed courtyard and a cider press. On the coast, from Cabourg to Villers-sur-Mer and up to Deauville, the Anglo-Norman villa combines brick, decorative timber framing and wooden balconies, while more recent architect-designed houses open onto the sea.
Around these houses you will find stone outbuildings, a dovecote, a caretaker's cottage, stables converted into a pool house, a cider-apple orchard or a walled park. The period interiors keep their parquet floors, fireplaces and panelling, whereas recent residences favour large glazed openings, terraces and pools sheltered from the wind. The stud farms around Deauville have also left groups of buildings designed to house horses.
The Côte Fleurie, from Honfleur to Cabourg by way of Trouville, Deauville and Houlgate, holds the most sought-after villas and holiday residences, at prices well above the rest of the department. A little inland, the Pays d'Auge, around Pont-l'Évêque, Lisieux and Livarot, offers large country houses in a landscape of meadows and hedgerows. The Bessin, around Bayeux and Courseulles-sur-Mer, and the Caen plain provide stone notables' houses, while the Suisse Normande, from Thury-Harcourt to Clécy, and the Vire bocage remain among the most affordable areas for a large floor area.
To reach Paris, Intercités trains from Caen, Bayeux and Lisieux offer a direct alternative to the A13 motorway, which links Caen with the Paris region. The port of Ouistreham opens onto England, and Deauville-Normandie airport eases short stays. From Caen, the Côte Fleurie is under an hour by road, which appeals to buyers working in the city. Trains on the Paris-Cherbourg line also stop at Bayeux and Lisieux, which suits buyers who split their week between the coast and the capital.
The ground beneath Caen and its surroundings is hollowed by former underground quarries: consult the hazard maps and have the cellar inspected before any offer. On the coast and in the Dives valley, the Loi Littoral and the marine-flooding prevention plans restrict extensions, rebuilding and sometimes the use of outbuildings. In the Pays d'Auge, timber frames call for a check of the sole plates, the cob and the renders, because damp settles quickly at the foot of the walls; flat-tile roof structures also need a careful look at battens and ridges.
The surroundings of many protected buildings, notably in Honfleur, Bayeux and the seaside resorts, require the opinion of the architect of the Bâtiments de France for windows, shutters or a pool. For a recent villa, check that extensions were declared, the ten-year warranty on the works, and the rules of the estate or co-ownership. A full energy audit prices the heating of a large, poorly insulated house before you set your budget.
