In Dijon as on the Côte, a maison de maître for sale in Côte-d'Or belongs to a tradition of ochre limestone, glazed-tile or stone-slab roofs and sober façades, that of the parliamentarians, the wine traders of Beaune and the owners of climats. This section is not confined to that heritage: it gathers all the fine residences of the department, town houses in the suburbs, bourgeois houses of the Auxois, villas in Dijon's first ring, architect-designed properties in grounds, whenever the living space exceeds 300 m² or the price nears a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Discover the maisons de maître and fine residences for sale posted by private owners, agencies and notaries in Côte-d'Or.

This page gives you real price benchmarks, the profile of the properties currently for sale, a reading of Burgundy architecture, the areas between the Côte, the Auxois and the Châtillonnais, and the points to check before buying, particularly within the climats perimeter and on wine estates. To carry the process through to the deed, read our guide to buying prestige property in France. The relationship between the value of the buildings and that of the vines or land, which varies widely from one village to the next, is explained to avoid misleading comparisons.

Maison de maître prices in Côte-d'Or in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Côte-d'Or, 54 sales were recorded from 2021 to 2025, with a median price of €722,500*, a floor/ceiling range (P10–P90) of €440,500 to €1,160,200 and a median of €1,843/m² of living space, for an average of 378 m² of living space and 10,669 m² of land. Across the Bourgogne-Franche-Comté region, the 2025 median stands at €590,000* (43 sales), against €822,000 in France in 2025 (981 sales).

What makes maisons de maître and fine residences for sale in Côte-d'Or distinctive

Burgundy stone, glazed tiles, Dijon town houses and villas of the outer ring

Burgundy stone rules here, from the pale limestone of the Côte de Nuits to the rubble stone of the Auxois, under flat tiles in polychrome patterns around Dijon and Beaune and under limestone slabs in the Châtillonnais. In Dijon, the town houses of the old centre and the maisons de maître of the late nineteenth century along the former boulevards stand beside large bourgeois houses with balconies; Semur-en-Auxois, Saulieu and Arnay-le-Duc keep notables' façades in wrought iron and dressed stone. In Talant, Daix and Fontaine-lès-Dijon, contemporary villas and architect-designed houses enjoy the slopes.

In wine country, the maison de maître comes with a vat room, a vaulted cellar and a courtyard closed by a gate. An orangery, a dovecote, a caretaker's cottage, a park of lime trees and a pool edged with dry-stone walls complete the estates; fireplaces, panelling and parquet floors contribute to the value as much as floor area does. Glazed-tile roofs, much photographed, need specialist tilers for repairs, and it is wise to check that like-for-like replacement is still possible.

Côte, Auxois, Châtillonnais: reading the market

The Côte de Nuits, from Gevrey-Chambertin to Nuits-Saint-Georges, and the Côte de Beaune, around Beaune, Meursault and Savigny, form the most expensive areas, often sold with vines. Dijon and its first ring, from Plombières-lès-Dijon to Marsannay, meet the demand of working families; the Auxois, from Semur to Vitteaux, and the Châtillonnais offer spacious bourgeois houses at more accessible prices, and the Arrière-Côte appeals with its stone villages.

Dijon has a station served by TGVs, as does Montbard, which places Paris a little under two hours away by train. The A6, A31, A38 and A39 motorways cross the Dijon conurbation and open up access to Lyon, Paris, Lille and Besançon. Families working in Dijon readily choose the western slopes or the Suzon valley, while second-home buyers prefer the Auxois, quieter and less densely built.

What to check: climats, karst and renovations under supervision

The climats of Burgundy, World Heritage listed, come with a buffer zone where the Architecte des Bâtiments de France supervises roofs, façades, boundary walls and pools; Beaune and Dijon add their remarkable heritage sites. The limestone subsoil of the Châtillonnais and the Auxois is karstic: springs, sinkholes and cavities call for a ground survey before earthworks, and old cellars need their damp and vaults checked. Oak roof frames and roofs of stone slabs or glazed tiles are expensive to restore, and a quote should precede the offer.

On a wine estate, the SAFER, tenancies, the status of the appellation and the split between buildings and vines condition the deed. For a recent villa in the Dijon ring, verify that the extension and pool comply with the local urban plan, and look at any estate or co-ownership charges. Compare quotes for roof-frame restoration, ask for the pool's maintenance log and check that rights of way to neighbouring vines are properly recorded in the deed.
