Between the Loire and the Morvan, a maison de maître for sale in Nièvre tells the industrial and farming story of the Nivernais: ironmasters' residences from Fourchambault and Guérigny, timber merchants' houses in Clamecy, the homes of prosperous cattle breeders of the Bazois, all recognisable by their orderly façades and hipped roofs. This section extends to all the fine residences of the department, old or recent, gentilhommières, bourgeois houses in Nevers, Belle Époque villas, contemporary properties in parkland, whenever the house exceeds 300 m² or the price flirts with a million euros, leaving aside chateaux, manor houses and historic monuments. Browse here the maisons de maître and fine residences for sale offered by private owners, agencies and Nièvre notaries.
You will find the profile of the large residences currently on the market, price benchmarks drawn from real transactions, a reading of the local architecture, the areas to target between the Loire, the Allier and the Morvan, and the checks to carry out before an offer, particularly for woodland, ponds and stone houses. The guide to buying prestige property in France completes this page to help you organise the process. The page also separates houses that can be lived in at once from those needing heavy restoration, a decisive distinction in a department dominated by old buildings.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (23 sales in five years): we give the figures for the Bourgogne-Franche-Comté region. Across the Bourgogne-Franche-Comté region, the 2025 median stands at €590,000* (43 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Bourgogne-Franche-Comté (2025) | 43 | €590,000* | €385,000 – €1,004,000 | 1,714 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

The Nivernais builds in yellow or ochre limestone along the Loire, in the Bazois and the Donziais, and in granite and sandstone on the foothills of the Morvan, under roofs of flat brown tiles or hipped slate. The maisons de maître of Nevers and Decize set their regular bays around closed courtyards, while the notables' houses of La Charité-sur-Loire and Cosne-sur-Loire look over the river from terraced gardens. In the industrial valleys, the ironmaster's fine residence stands next to former workshops, and beside the ponds of the Morvan, contemporary villas and architect-designed houses open onto the forest.
Service buildings, barns, dovecotes and caretakers' cottages often accompany the house, with a park planted with lime, beech and cedar trees. Interiors keep oak staircases, stone or marble fireplaces, terracotta floor tiles and panelling whose good condition weighs heavily in the price. Many of these houses were enlarged over generations, with return wings or service pavilions joined to the main body, which explains plans that can be hard to modernise without losing their original logic.
The Nièvre stretch of the Loire valley, from Cosne-sur-Loire to Decize, concentrates notables' residences and the winegrowers' houses of Pouilly-sur-Loire, in an area sought after by buyers from Paris and Lyon. The Bazois, around Saint-Saulge, Corbigny and Moulins-Engilbert, offers large houses built for Charolais cattle breeders at more moderate prices, and the Morvan, from Château-Chinon to Luzy, appeals for its forests and lakes. Clamecy, at the confluence of the Yonne and the Beuvron, and Varzy offer stone houses of merchants and canons; Nevers has town houses and bourgeois houses to renovate.
The department has no TGV station: Nevers is linked to Paris by Intercités trains, and the A77 motorway serves Cosne-sur-Loire, La Charité-sur-Loire and Nevers before joining the RN7 towards Moulins. The Morvan lies away from the main routes, which preserves its calm and slows demand a little. Parisian buyers appreciate Cosne and La Charité for their quick access, whereas main-residence projects concentrate on Nevers and on the well-equipped market towns of the Bazois.
In the Morvan, granite soils are affected by radon: the survey and the ventilation of the house deserve attention, as does the insulation of wide-span roofs, which is costly to redo. Limestone residences in the Loire valley suffer from capillary damp and from frost damage to soft stone, and chestnut or oak roof timbers must be probed for wood-boring insects and leaks. In the municipalities along the Loire and the Allier, flood-risk prevention plans limit extensions and rebuilding.
If the property includes woods or ponds, check the management plan, whether neighbours hold a pre-emption right, the upkeep of dykes and sluices, and the fishing rights. For a recent villa, verify the consents for the extensions, the sewage connection and the builder's warranties before signing. An audit of the roofs, networks and private sewage system, costed before the preliminary contract, avoids unpleasant surprises in the restoration budget.
