Between the Saône, the Ognon and the Vosges Saônoises, a maison de maître for sale in Haute-Saône is the home of the ironmasters of the Lanterne valley, of the textile manufacturers of Lure and Luxeuil, of the notables of Gray and Vesoul, recognisable by its sober stone façade and its hipped roof. This section goes further: it gathers all the fine residences of the department, houses from Luxeuil's spa-resort era, lakeside villas, architect-designed properties, contemporary properties in parkland, whenever the living space exceeds 300 m² or the price nears a million euros and the residence is neither a chateau, nor a manor house, nor a historic monument. Consult the maisons de maître and fine residences for sale posted by private owners, agencies and notaries in Haute-Saône.
This page provides real price benchmarks, the profile of the large residences for sale, Haute-Saône building traditions, the areas of Vesoul, Gray, Luxeuil and the Thousand Ponds, and the checks to make before buying, especially for ponds and old buildings. The guide to buying prestige property in France extends the thinking. It finally helps compare a town residence close to services with an isolated country property whose upkeep and snow clearance weigh more heavily.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (4 sales in five years): we give the figures for the Bourgogne-Franche-Comté region. Across the Bourgogne-Franche-Comté region, the 2025 median stands at €590,000* (43 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Bourgogne-Franche-Comté (2025) | 43 | €590,000* | €385,000 – €1,004,000 | 1,714 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

Haute-Saône builds in pink sandstone in the Vosges Saônoises and in pale limestone on the plateau around Vesoul and Champlitte, under roofs of flat or machine-made tiles. Gray lines up on the Saône its eighteenth-century maisons de maître with pediments and iron balconies, Luxeuil-les-Bains mixes notables' houses with spa-resort hotels, and Lure and Héricourt hold textile industrialists' residences, fronted by steps and surrounded by parks. Around Vesoul, Lake Vaivre and La Motte see recent villas and architect-designed houses rise.
Service buildings, orangeries, dovecotes, caretakers' cottages and parks planted with beech and horse chestnut trees accompany the properties, and ponds, mills and former forge buildings are frequent. Parquet floors, sandstone fireplaces, panelling and oak staircases remain in many interiors. The former forges and mills next to the residences sometimes provide outbuildings to convert into workshops, guest lodgings or reception rooms, subject to zoning.
Vesoul and its conurbation draw working families to villas on large plots; Gray and the Saône valley gather the residences of merchants and enriched bargemen. Luxeuil-les-Bains, Saint-Loup-sur-Semouse and the Vosges Saônoises combine bourgeois houses, forest estates and the ponds of the Thousand Ponds plateau, at the foot of the range. Villersexel, Champlitte and Jussey remain the most affordable areas, and Ronchamp, with its Le Corbusier chapel, attracts architecture enthusiasts.
There is no TGV station in Haute-Saône: the TGV stations of Besançon and Belfort-Montbéliard can be reached by road in about an hour from Vesoul and Lure, and TER trains serve Vesoul and Lure. The RN57 links Vesoul to Besançon, the RN19 runs towards Belfort and the A36 passes to the east, near Héricourt. Main-residence projects concentrate around Vesoul, which offers schools and services, whereas nature lovers target the forests and ponds of the Vosges Saônoises.
Ponds call for precise checks: title deed, dam, drain, water right, dredging and emptying. The granite and sandstone of the Vosges Saônoises are affected by radon, and the Ronchamp area remembers underground mining whose subsidence risk must appear in the risk statement handed over by the notary. In the Saône valley, around Gray, flood-risk prevention plans govern extensions and rebuilding.
Large roof areas, oak roof frames and the insulation of ironmasters' houses deserve a quote before the offer. For a contemporary villa, check consents, the compliance of the pool and the upkeep costs of the park. Inside protected perimeters, the opinion of the Architecte des Bâtiments de France is required. Ask for the complete diagnostics, the date of the last pond emptying and the roof maintenance record, then have the works priced before finalising an offer.
