Between the Saône, the Bresse and the Morvan, a maison de maître for sale in Saône-et-Loire changes its face with the terroir: the well-off winegrower's house of the Mâconnais, the Charolais maison de maître in brick and golden stone, the notable's home in Cluny or Tournus, the residence of the managers of the Le Creusot works. This section does not stop there and gathers all the fine residences of the department, country houses, villas on the banks of the Saône, architect-designed properties, large town houses, whenever the house exceeds 300 m² or the price nears a million euros, excluding chateaux, manor houses and historic monuments. Here are the maisons de maître and fine residences for sale offered by private owners, agencies and notaries in Saône-et-Loire.
You will find the profile of the large residences currently for sale, real price benchmarks, an introduction to building in the Mâconnais, Chalonnais, Brionnais and Bresse, the areas to target and the points to check before an offer. The guide to buying prestige property in France accompanies each stage, from search to signature. It also explains how houses divide between main homes, second homes and hospitality projects, since uses differ so much between Mâcon, Cluny and the Charolais.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

The Mâconnais and the Clunisois build in golden limestone under round or canal tile roofs that foreshadow the south, while the Burgundian Bresse, around Louhans, uses brick, timber framing and large hipped roofs on its farms and bourgeois houses. The Brionnais and the Charolais add spacious stone maisons de maître built for cattle breeders; in Le Creusot, Montceau-les-Mines and Chalon-sur-Saône, the fine residences of industrialists and merchants are arranged around landscaped parks. On the banks of the Saône and at the gates of Mâcon, contemporary villas and architect-designed houses offer a pool and a view over the valley.
Service buildings, stone barns, wine cellars, dovecotes, caretakers' cottages and orangeries belong to these estates. Inside, fireplaces, panelling, oak parquet floors, stone staircases and generous ceiling height are the signs of careful building. Round-tile roofs age well but need regular inspection of ridges, verges and gutters, particularly after the violent storms of the Mâconnais.
The Mâconnais, from Cluny to Solutré and Pouilly-Fuissé, brings together winegrowers' houses, village residences and fine views over the rock outcrops, with a clientele from Lyon and Switzerland. The Côte Chalonnaise, around Mercurey, Rully and Givry, offers wine merchants' houses, and Tournus and Chalon-sur-Saône have bourgeois residences near the Saône. Autun, at the gates of the Morvan, and the Charolais, around Charolles and Paray-le-Monial, present more accessible houses; the Bresse around Louhans remains the most affordable.
The department has two TGV stations, Le Creusot TGV and Mâcon-Loché TGV, which bring Paris and Lyon closer to Cluny, the Mâconnais and the Charolais. The A6 motorway runs along the Saône, the A40 reaches Geneva from Mâcon and the RCEA crosses the Charolais from Mâcon to Digoin. Buyers who work in Lyon or Geneva favour Mâcon and the south of the department, whereas guest-house projects gravitate towards Cluny, Tournus and the heights of the Clunisois.
The plain of the Saône and the Seille is covered by flood-risk prevention plans that restrict extensions in red or blue zones, to be checked commune by commune. Around Le Creusot and Montceau-les-Mines, former mines leave subsidence risks that appear in the risk statement handed over by the notary. Bresse clays cause cracks and foundation problems; in the Mâconnais, golden stone and round-tile roofs call for a check of the tie-bands and roof frames.
On the hills of Cluny, Tournus and Solutré, the surroundings of protected buildings and listed sites subject work to the opinion of the Bâtiments de France. When a house is sold with vines, the appellation, the SAFER and current tenancies are negotiated along with the property. On a recent villa, check the consents for the extensions, the pool and the upkeep costs of the park. Have a professional check the state of roof frames and floors, then compare the cost of an energy renovation with the real performance shown in the diagnostic.
