Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Somme (80) stood at €8,655/ha in 2025, with an average of €9,402/ha across 267 sales; 80% of transactions fall between €6,364 and €13,926/ha, against a national median of €5,307/ha.

The properties on offer cover very different situations. A standalone broiler house, built for standard batches, is not judged like a floor or aviary egg farm unit, whose value depends as much on nest boxes, belts and the collection line as on the shell. Look at the frame and roof, the insulation, the ventilation and its controls, the heating and what it consumes, the biosecurity entry room, the silo capacity, the floors and the water supply. A grading room, a temperature-controlled store or a washing area noticeably changes what it costs to bring the site back into service.
The birds do not always come with the walls: under an integrated system they belong to the producer group, which simplifies the handover but ties value to the contract. An egg farm selling direct is valued on other grounds, with its approval, its packing space and its list of customers. Where the sale includes the house, the sheds and land, ask for the price to be split: lenders rarely finance a dwelling and a production tool over the same term, and the negotiation is easier for it.
Handovers are far from evenly spread. A buyer usually finds more to look at in the north-west and west of the department, where fields are more fragmented and holdings sold with a house are more common. In the east, the few poultry buildings change hands mainly for their usefulness within an existing arable system, which narrows the market to neighbouring farmers and can stretch out the time to sell.
Depending on the flock kept, the unit falls under declaration, registration or authorisation as a classified installation, and the handover is accompanied by notice of the change of operator to the prefecture. Ask for the applicable order, the receipt and the inspection history: a site regularised late may carry demanding requirements on distances, noise or air treatment. Biosecurity forms the second block of checks, with the written plan, the entry rooms, the separation of clean and dirty areas and the management of outdoor ranges, alongside avian influenza measures that govern access to the site and vehicle movements.
Manure management deserves particular attention in a department largely classed as a nitrate vulnerable zone: storage capacity, the spreading plan and agreements with neighbouring arable farmers set the room a buyer has to manoeuvre. Finally, confirm the status of the land, the structures control and any SAFER involvement, along with the condition of the electrical installation and the building's back-up equipment.
