Buying a poultry farm for sale in Aisne usually means taking over a unit attached to another enterprise. The department is split between the dairy bocage of the Thiérache and the wide open fields of the Soissonnais, the Laonnois and the Vermandois; poultry settled here as a complementary activity, in the form of contract broilers, turkeys, and laying units supplying table eggs to packing centres. What makes the value of a unit here plays out largely outside the hectares: usable length and width of the house, year of construction, insulation, forced or natural ventilation, heating, silos, entry room and washing area. What distinguishes a poultry farm for sale in Aisne (02)

Livestock buildings, equipment and outlets

In an arable department, the poultry house was often built to secure an income: long, heavily mechanised buildings in the north and centre, more modest houses with a range in the eastern bocage. Buyers inspect the frame, wall insulation, gable and roof, the ventilation type, the burner or heat exchanger, the compliance of the entry room, the condition of the floor and the working order of the feed and drinking lines. Being near grain storage or a feed mill affects running costs, and therefore how attractive the unit looks. A recently refurbished building sells far above a house that has never been brought up to standard.

The outlet deserves as much attention as the walls. Most units work with a producer group that supplies chicks and feed and organises collection; ask about the remaining term of the contract, the conditions for transferring it and the organisation's investment policy. Holdings selling direct, fewer here, hold goodwill of their own. Where the sale includes a dwelling house and arable land, breaking down the price becomes essential, because cropping land quickly weighs more than the production tool itself.

Districts and pressure on land

The Thiérache, around Vervins, Guise and Hirson, remains the livestock corner of the department: hedged pasture, dairy holdings to which a poultry unit is readily added, and land more affordable than elsewhere. The Vermandois and the Saint-Quentin area, like the Laon plateau, belong to the arable world, where land is contested and poultry buildings stand as isolated units. The Soissonnais and the Tardenois, further south, combine cereals, sugar beet and a few farm-scale units benefiting from customers in the Paris region. The Marne valley, towards Château-Thierry, adds vines to the picture and tightens land availability further.

For a first purchase, the east of the department offers the best balance between the price of land, the availability of a farmstead and the room to lay out a range. The western plateaux suit an enlargement better, where an established farmer wants to add a unit to an existing rotation without buying much extra area. In both cases, on-site feed storage and an access track a lorry can use remain decisive.

The checks to run before committing

How the unit is classified under the French regime for installations that may affect the environment depends on flock size: declaration, registration or authorisation, with mandatory notification of the change of operator to the prefecture. Ask for the order in force, the latest inspection reports and the biosecurity plan, then make sure the avian influenza measures, notably the ability to house the birds indoors at short notice, can be applied in the existing building. The distance to third parties, measured from neighbouring dwellings, determines what may be built later: check it on the plan and on the ground before any offer.

Effluent management requires a spreading plan consistent with the area available, in a department largely classified as a nitrate vulnerable zone. Finally, check the status of the land: the rural lease passes to the buyer with the landlord's agreement, and the transaction stays subject to the structures control, the French approval regime for farmland takeovers, and to SAFER. Having land, buildings and equipment valued separately protects a buyer from a single overall figure that is hard to defend to a lender.
