Périgord has lived off poultry for generations, and a poultry farm for sale in Dordogne covers widely different realities: duck units built around a force-feeding room and sometimes a cannery, broiler houses run under a quality label, farms selling chickens, guinea fowl and table eggs at the Sarlat markets, laying-hen buildings supplying local shops. The properties are entrusted to us by farming families preparing to step back, by agencies specialising in rural estates and by notaries. The national view sits among our poultry farms for sale.

A listing rarely tells you what neighbouring plots are worth, which district is coming free, what condition the buildings are truly in, or which procedures govern the sector. Those elements are set out on this page. And for anyone shaping a setting-up project, the white paper « Créer une exploitation agricole » (in French) takes each stage in turn, legal form first, cash-flow plan last.

Farmland prices around a poultry farm in Dordogne (24) in 2025

Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Dordogne (24) stood at €4,716/ha in 2025, with an average of €4,967/ha across 126 sales; 80% of transactions fall between €2,845 and €7,424/ha, against a national median of €5,307/ha.

The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €5,030/ha (-4.4% year on year, +7.2% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.

What makes the price of a Périgord holding goes far past the farmed area: design and insulation of the buildings, ventilation, heating, silos, the quality of the range and its cover, a force-feeding room where the unit has one, a processing workshop with its health approval, cold store and packing equipment. Add the entitlement to produce under a designation or label, which does not follow the property automatically, and the goodwill built by farms selling direct or on the markets. A detour through our land price observatory helps place the figure you are quoted, and our financial calculators show what it does to your cash position.

What is particular about poultry farms for sale in Dordogne

Buildings, duck units and processing facilities

Two families of facilities coexist here. On one side, waterfowl premises: rearing parks, an equipped force-feeding room, a bleeding or cutting room, a cold store, sometimes a full cannery with autoclave. On the other, broiler houses, standard or label rouge with outdoor range, and a few free-range poultry units producing eggs. Buyers check the ventilation, the heating, how well the floors seal, whether the entry room complies, how effluent leaves the site and how vehicles reach it. A processing workshop in working order and regularly inspected pushes value well above what the hectares alone would suggest.

Where a holding comes with a dwelling house, stone outbuildings and land, breaking the price down becomes essential: handsome old buildings, plentiful in Périgord, do not sell on at the same speed as a production tool. Ask too, on any egg farm or table-bird unit, about taking over the stock, the timetable of batches under way, what happens to supplies in store, and whether an integration contract or a commitment to a production organisation exists that the buyer will have to have transferred into their own name.

Where supply sits across the Périgord

The north, from the Nontron country to the Ribérac area, combines pasture, woodland and family-scale units on land that has stayed affordable. The centre, around Périgueux and the Isle valley, mixes arable, indoor units and mixed farms. Eastwards and to the south-east, the Sarlat country and the Dordogne valley hold many holdings geared to waterfowl and direct selling, carried by heavy visitor numbers but facing a keener property market. Around Bergerac, finally, vines take up part of the land and compete with other agricultural uses.

The sheer number of farms selling at the gate, on markets and by mail order is an asset for a buyer — provided you inherit an established clientele rather than a bare building. The most affordable districts lie in the north and west of the department; the most visited valleys call for a distinctly larger budget for a comparable area.

Animal health, planning rules and legal framework

South-west France was hit hard by avian influenza episodes, and biosecurity has become a valuation criterion in its own right. Check the plan in force, the capacity to house birds indoors, the separation of clean and dirty routes, how the range is managed between flocks and how long the sanitary break really lasts. Depending on flock size, the unit falls under declaration, registration or authorisation as a classified installation; distances to dwellings and leisure areas, a sensitive matter in a tourist department, govern any enlargement project.

A processing workshop requires health approval or a derogation, and neither passes across with the walls. The land, often rented, remains covered by the farm tenancy, by the structures control, under which the prefecture vets every new occupier of farmland, and by SAFER's right to step in ahead of a buyer. Have the land, the buildings, the equipment and the goodwill valued separately: a single global figure hides the weak points and makes the conversation with a lender harder.

Private owners, rural estate agencies and notarial offices place their properties here. Narrow them by built area, by budget or by production, broiler farm included, from a chicken farm with range to laying hens on an outdoor run, or a bare poultry building without land, and set an alert so you hear the moment something goes online. The regional level opens onto the poultry farms for sale in Nouvelle-Aquitaine.
