A farm for sale in Nouvelle-Aquitaine may mean a Limousin suckler herd on the Creuse plateaux, a goat and cheese enterprise on the Poitou threshold, an irrigated maize and duck holding in the Chalosse, a walnut grove in the Périgord, a vineyard in the Libournais or a Basque sheep farm with summer grazing rights. The region has more farm holdings than any other in France and an age profile that promises a steady flow of handovers over the coming decade. The properties listed here are entrusted to us by farmers planning their exit, by notaries, by succession specialists and by rural property agencies. Every listing sets out the farmed area, what the ground is made of, the tenure attached to it and which machinery stays with the business. They feed into our countrywide directory of farms for sale in France.

Farmland prices in Nouvelle-Aquitaine in 2025

Land forms the base of a farm's value. DVF, the property sales database published by the French tax administration (vineyards excluded), records a 2025 median of €4,538 per hectare in Nouvelle-Aquitaine, an average of €5,135 and 2,103 sales; four transactions in five fall between €2,500 and €8,190, against a national median of €5,307.

The SAFER land value benchmark sets €5,770 per hectare for vacant land and pasture offered for sale in the same year, +5.5% over one year and +7.1% over ten, against €6,460 nationally. Land sold with a tenancy in place is valued at €3,900, a discount of about 32%.

Farms for sale in Nouvelle-Aquitaine: sectors and districts

Sectors with almost nothing in common

The north and east of the region live on grass and livestock: Limousin suckler herds on the uplands, bocage farms around Bressuire and the Gâtine, and France's leading goat district between Poitou and the Charentes, where goat enterprises supply a long-established cheese industry. The south-west rests on irrigated maize, fattened ducks and geese, and the free-range poultry of the Landes and the Chalosse, while the Basque Country and Béarn depend on dairy ewes and transhumance.

To the west, vines shape the Bordeaux country and the Cognac Charentes; fruit growing fills the Lot and Garonne valleys — plums for prunes, hazelnuts, kiwis, strawberries — and walnuts and truffles mark the Périgord. A working farm is therefore valued by its system before its acreage: a farmhouse cheese unit, an orchard in full bearing and a comparable block of arable land tie up different amounts of money, demand different hands and reward different skills.

The twelve departments of the region

In the north, Vienne (86) and Deux-Sèvres (79) combine lowland cropping, goat enterprises and livestock bocage towards Bressuire and the Gâtine, with real room still available on acreage. Charente (16) and Charente-Maritime (17) share the Cognac vineyard and its brandies, alongside cereals on the groies limestone soils, marshland districts and, on the Atlantic front, land contested by housing demand.

The Limousin forms the most uniform block: Corrèze (19), Creuse (23) and Haute-Vienne (87) carry suckler herds on natural pasture, with generous surfaces, often elderly buildings and the most affordable entry costs in the region. Dordogne (24) mixes walnut groves, strawberries, tobacco, livestock and the Bergerac vineyard; Lot-et-Garonne (47) concentrates fruit, vegetables and seed crops along the Garonne valley.

In the south, Gironde (33) is above all wine country, from the Médoc gravels to the Libournais and the Entre-deux-Mers, with pockets of cropping and vegetables. Landes (40) lines up maize, poultry and waterfowl between Marsan and the Chalosse; Pyrénées-Atlantiques (64) rests on Basque dairy ewes, maize on the Béarn hills and shared summer pastures. The widest supply comes from the Limousin, the Dordogne and the Poitou bocage; wine districts and the coast hold the highest values.

Water, the decisive variable in the south-west

From the Adour basin to the Charente plains and the Poitou threshold, access to irrigation splits the market in two. A parcel with an authorised volume, a properly declared borehole or a share in a collective reservoir does not trade like the dry land next to it. Examine the water entitlement attached to the property, the volume granted, whether it passes to the buyer, the body that manages it, and how often restriction orders were issued in recent seasons.

Then come the environmental constraints: water allocation zones, nitrate vulnerable classification across the lowland basins, marshes and wetlands burdened with easements, appellation areas governing planting and grubbing-up in the vineyards, and collective pastoral management on the summer grazings. Each is verified parcel by parcel, cadastral plan in hand, before any offer.

SAFER, authorisation to farm and sitting tenancies

The notary notifies every proposed agricultural sale to SAFER Nouvelle-Aquitaine, which holds a pre-emption right and may resell the property to a candidate of its own choosing, with new entrants its stated priority. Registering an application and presenting the project before the preliminary contract is signed avoids a great deal of disappointment later.

Structural control follows: a regional plan sets the acreage thresholds above which an authorisation to farm becomes compulsory, and ranks competing applications against one another. Finally, an agricultural property partly let remains bound by the tenancy in force; the tenant holds a priority right to buy and a right of renewal, both of which reduce how much land is genuinely available.
