Taking on a market garden for sale in Aisne means settling on the deep loams of the northern Paris basin, within a lorry run of Paris, Reims and the Lille conurbation. The department lives mainly on arable crops, sugar beet and potatoes, and vegetables hold a specialist place here: open-field cropping for the fresh trade or for processing, small direct-selling units near the towns, a few horticultural sites. Land prices for market gardens and nurseries in Aisne (02) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €7,769/ha in Aisne (02), an average of €8,841/ha and 251 sales; 80% of transactions settle between €5,737 and €14,000/ha, against a national median of €5,307/ha.

In arable country, the value of a vegetable operation turns on something other than area. What weighs is the irrigation capacity and the permit behind it, the covered area, the specialised planting and harvesting machinery, the washing area, the cold room, the barn and the loading bay. What makes a market garden for sale in Aisne distinctive

Loams, irrigation and field vegetable machinery

The department's strength is agronomic: deep, even loams, easy to work and holding water well, which allow field vegetables of consistent quality. Still, have the analyses and the cropping history drawn up, since a heavy beet rotation leaves its mark, and check how prone the surface is to capping as well as the state of the drainage on valley floors. Machinery is then gone through item by item: planter, hoe, lifter, reel or boom irrigation, trailers, and not least the washing area and the cold store. A plant nursery for sale calls for a different inspection, of the growing-on beds, the shading and the container standing ground.

Structures are fewer here than in the southern growing basins, but often decisive for spreading the output of a direct-selling business: check the hoops, the films, the vents and the drip lines. Where the sale takes in a brick farmstead with its outbuildings and house, ask for a breakdown between dwelling, buildings, structures and land: rural property in this department stays affordable, but restoring it costs a good deal more than buyers tend to assume, and the work rarely waits.

The Vermandois, the Oise valley, the Soissonnais and the Thiérache

The north of the department, around Saint-Quentin and across the Vermandois, holds the best loams and most of the vegetables grown for processing, on large holdings. The Oise valley, from La Fère to Chauny, offers alluvium and access to water that suit field vegetables. The Laonnois and the Soissonnais, out towards Soissons and Braine, combine good soils with town customers nearby, which favours direct selling. The Thiérache, hedged and wetter in the north-east, remains dairy country. The south, towards Château-Thierry, belongs to the Champagne vineyard, which leaves very little space for vegetables and keeps land there out of reach for a grower.

Land prices are driven by arable cropping and sugar beet rather than by urban growth: they stay below those of the peri-urban belts of southern France, though irrigable, well-placed parcels trade higher. Supply renews itself mainly when growers retire, and often off market, so a well-tuned alert earns its place here more surely than repeated searching does, and word of mouth among local growers still carries a good deal of weight.

Water, contracts and control of the sale

Irrigation is checked first. Ask where the water comes from, a borehole in the chalk, a river intake or a reservoir, for the matching permit, the volume allowed, the meter and the summer restrictions already applied, then the condition of the equipment and the pressure available at peak. Next go through the planning document, the flood-prone ground along the Oise, the Aisne and the Serre, and the catchment protection perimeters, common in a department where groundwater supplies many communes. Finally, make sure the existing structures were properly consented, which is not always true of tunnels put up season by season.

One point deserves particular attention: supply contracts with a processor or a packer do not automatically follow the incoming farmer, and their renewal has to be negotiated. Have them produced before you make an offer. The sale is also subject to the structures control, the authorisation required before farming land in France, and to SAFER's pre-emption right; any rural lease running over the parcels carries on unchanged. Lastly, check how long organic certification has run and how seasonal labour can be housed.
