An arable farm for sale in Pas-de-Calais belongs to a department where large-scale cropping holds the Artois, the Ternois and the Lys plain, while grassland keeps the upper hand in the Boulonnais. Wheat, winter barley, oilseed rape, sugar beet, potatoes and textile flax make up dense rotations, backed by processing industry established locally. Listings are lodged by growers winding down their activity, by rural property agencies and by notaries in Arras, Saint-Omer or Béthune, which detail soils, contracts, buildings and the share of rented land. They join the arable farms for sale recorded elsewhere in France.

We go further than the particulars: land price indicators for the department, the districts where holdings change hands, how to read an Artois farm and its storage, and the checks required on a crop farm bound by contract to a sugar factory or a starch plant. The white paper « Créer une exploitation agricole » (in French) also supports your setting-up plans.

Arable land prices in Pas-de-Calais (62) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Pas-de-Calais (62) works out at €7,500/ha and the average at €8,667/ha, across 326 transactions. The central range covering 80% of sales runs from €6,066 to €14,000/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €13,070/ha in 2025 for vacant land and pasture (+0.8% over twelve months, -0.8% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

In this market, land is only part of the equation. What also counts is yield consistency proven over several seasons, the layout of the fields, drainage and its upkeep, temperature-controlled buildings for potatoes, grain bins and their ventilation, lifting machinery, cooperative shares, delivery contracts with processors and the basic payment entitlements. A cereal farm that passes on a secure outlet moves into another category altogether. Position your offer with the help of our land price observatory and our financial calculators.

What sets an arable farm for sale in Pas-de-Calais (62) apart

Artois soils, industrial crops and storage buildings

The silts of the Artois and the Ternois often rest on a chalk base: deep, free-draining soils that suit sugar beet, wheat and potatoes. In the Lys plain and the Audomarois, the ground is heavier and at times waterlogged, which makes drainage and ditches decisive. Towards the Boulonnais and the Artois hills the land breaks up and grassland takes over. Ask for soil analyses, the cadastral field plan, drainage layouts and the cropping history before making any offer, paying particular attention to the steeper fields.

The buildings combine square-courtyard farms, brick barns and recent sheds. Buyers check flat and bin storage capacity, ventilation, the presence of a drier, refrigerated potato buildings, the slab, the intake pit and lorry access. A grain farm able to hold its crop until spring negotiates its deliveries from a stronger position. Roof condition and the state of the concrete yard are worth as much attention as the machinery. The farmhouse itself, often a fine building, calls for a valuation kept separate from the production tool.

Artois, Ternois, Lys and Boulonnais: how the crops are spread

The Artois, around Arras, Bapaume and the Gohelle, forms the great beet and cereal basin, with a sugar factory at Boiry-Sainte-Rictrude. The Ternois, towards Saint-Pol-sur-Ternoise, continues that landscape across more rolling plateaux. The Lys plain and the Audomarois, from Béthune to Aire-sur-la-Lys and Saint-Omer, are geared to potatoes, flax and vegetables, right beside the processing plants. The former coalfield between Lens and Béthune still holds cropped blocks enclosed within the urban fabric. The Montreuillois and the Boulonnais offer arable land that is usually part of mixed systems rather than specialised cropping holdings.

Prices track proximity to the processing plants and soil quality: they peak in the heart of the Artois and in the plain, where neighbouring farms compete for every parcel that comes free. The west of the department, more pastoral and more fragmented, leaves more openings for an incoming buyer, but with a different rotation and buildings often designed for livestock rather than for grain storage.

What to verify before acquiring

A purchase here needs clearance under the structures control, France's permit system for farm takeovers, and the rural land agency SAFER holds a pre-emption right once the deal reaches it. Work through each rural lease: how much of the term is left, the rent and how it is revised, the environmental undertakings, and the first refusal the tenant is entitled to. Examine the processing contracts and cooperative shares too, since their transfer is not automatic yet they underpin a large share of turnover. In the former coalfield areas, finally, check subsidence risk and the easements attached to the land concerned.

Technically, make sure the basic payment entitlements are transferred and declared within CAP deadlines, that the nitrate zoning obligations applying to the department are met, that drains and ditches are sound, and that abstraction permits are valid where irrigation is used. The crop-protection store, the fuel tanks and the filling area should be surveyed before final signature, since bringing them up to standard often falls to the incoming buyer.

The properties available on this page come from farmers handing over, rural property professionals and notarial offices based in the department. Set your criteria for area, price and location, put an alert in place to follow new offers, and then explore the arable farms for sale in Hauts-de-France.
