Taking over a goat farm for sale in Moselle means settling in a densely populated, industrial border department, where direct selling reaches a large public between Metz, Thionville, Sarreguemines and the corridor running towards Luxembourg and the Saarland. Goat units are few and nearly all process their own milk: fresh and lactic cheeses, sometimes tommes, sold at the farm, on markets and through producer shops. Sales come from operators winding down, rural property agencies and notarial offices, which state herd size, forage acreage and milking equipment. They also feature among the goat farms for sale circulated nationally.

You will read here what a listing leaves aside: land values in a department under strong residential pressure near the borders, the areas that genuinely see handovers, what to inspect in a Lorraine livestock building, and the authorisations attached to processing. Our white paper « Créer une exploitation agricole » (in French) supports putting the project together.

Farmland and pasture prices for a goat farm in Moselle (57) in 2025

Land weighs heavily on the budget for a goat farm. Land transaction data does not cover this department (Alsace-Moselle land register), so the figures below are those of the Grand Est region. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in the region at €5,611/ha in 2025, with an average of €7,490/ha over 1,233 sales. Eight transactions in ten settle between €3,151 and €14,830/ha, where the national median is €5,307/ha.

A second reference, the SAFER land value benchmark, sets vacant land and pasture at €5,380/ha for 2025, -4.6% in a year and +1.9% over a decade; the French average is €6,460/ha, and a sitting tenant costs a plot roughly 17% of its value.

Beyond acreage, value concentrates in the working tool and in the trade. The goat shed and its fit-out, the milking parlour, the bulk tank, the dairy with its drying room and cellar, the forage barn and haymaking machinery make up the technical base; the herd, its genetics and milk results are the living heart of it; goodwill gathers the customers, market pitches and drop-off points. A goat cheese farm already embedded in its outlets is therefore worth more than a set-up needing relaunch. To ground your view, consult our land price observatory and our financial calculators.

What sets goat farms for sale in Moselle (57) apart

Goat housing, milking block and processing workshop

Two configurations coexist. The terraced village farm means dealing with immediate neighbours: machinery movements, manure storage, odours, and limited room to expand. A building standing apart from the village leaves more freedom but costs more. In either case examine frame and roof, ventilation, the bedded area and its drainage, handling facilities, then the milking block: units relative to the number of milking does, condition of the pipeline, age and capacity of the bulk tank, ease of washing down. The milk room must be separated from the animal areas.

Where the unit includes a dairy and direct sales, compliance of the workroom, drying room, cellar and sales space decides whether trading continues from the day you sign. On livestock, ask for the number of milking does and replacement kids, the share of Alpine and Saanen animals, the kidding calendar, cell counts and CAEV monitoring. A dairy goat holding sold with a dwelling must be broken down: residential value is high along the Moselle corridor and distorts any reading of the price.

Areas within the department

The Saulnois and the lake country around Château-Salins and Dieuze bring together pasture, water and affordable farms, well away from border pressure. The Nied country and eastern Moselle, towards Boulay and Saint-Avold, mix grassland with the former coalfield, with a dense population close by. The Bitche country and the Moselle Vosges, from Sarrebourg to Phalsbourg, offer wooded relief, sloping meadows and visitor traffic. The Moselle corridor, from Metz to Thionville, concentrates urban demand but heavily contested land. The Warndt and the Sarreguemines area complete the picture.

The outlet is a decisive asset here: proximity to Luxembourg and Germany widens the customer base for farm produce considerably. A smallholding in the east or south-east of the department often combines a reasonable purchase cost with quick access to cross-border markets, provided you check the rules that apply to selling outside France.

Points to watch before buying

The department carries no protected goat cheese designation: value rests on the farm's own name, consistent production and loyal buyers. Make sure those elements transfer with the business. On the regulatory side, the unit falls under the classified installations regime, the French environmental permitting system, by declaration then registration according to herd size, with notice to the prefecture when the operator changes; processing milk requires health approval or the direct-sale exemption, backed by a food safety plan and retained own-checks.

Land calls for equal caution: separate freehold from tenancy, have rural leases confirmed as continuing, and allow for the structures control, the French authorisation regime for taking over farmland, and SAFER pre-emption. In communes near the conurbations, check the planning document and how parcels are zoned, which may open a capital gain but complicate farming. Finally, ask about easements inherited from mining activity in the coalfield, and about effluent storage and the spreading plan, before contemplating any increase in herd size.

Breeders at the end of their careers, agencies specialising in rural property and local notaries publish the offers visible here. Refine by forage area, by budget or by the presence of a dairy, then request the alert: a unit of this kind finds a buyer quickly in so populous a department.
