Few departments leave as much room for a goat project: a goat farm for sale in Meuse sits in a country of large field patterns, forests and widely spaced villages, where land remains among the most affordable in the northern half of France. Land weighs heavily on the budget for a goat farm. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in Meuse (55) at €5,000/ha in 2025, with an average of €5,026/ha over 153 sales. Eight transactions in ten settle between €4,000 and €6,191/ha, where the national median is €5,307/ha.
A second reference, the SAFER land value benchmark, sets vacant land and pasture at €4,940/ha for 2025, +2.1% in a year and -6.4% over a decade; the French average is €6,460/ha, and a sitting tenant costs a plot roughly 17% of its value.
Here more than elsewhere, the hectare is cheap and the working tool is dear. Value sits in the goat shed, its fit-out and its capacity, in the milking block and bulk tank, in the dairy, the drying room and the cellar, in haymaking machinery and forage storage. It also rests on the herd, its health status and productivity, and on a sales network built up patiently. Space allows generously sized goat housing, often built as an extension to a barn or a former cattle shed. Inspection covers the frame and roof, ventilation of a volume sometimes too large for the herd, the quality and drainage of the bedded floor, how groups are separated and how animals can be handled. The milking block is judged on the number of units, the cleanliness of the pipeline, the age of the bulk tank and how easily it all washes down. The dairy, where there is one, must form a circuit kept apart from the animals, from milk intake through to the ripening cellar and dispatch.
On the herd, ask for the split between milking does, replacement kids and bucks, the kidding calendar, milk results, cell counts and CAEV monitoring. In a department where rural buildings trade at moderate levels, the temptation is to buy a great many square metres you will never use: pay only for what you will work. A unit offered with a dwelling and land must be appraised in separate parts, otherwise comparison with other offers becomes impossible.
The Argonne, in the north-west, mixes woodland, damp meadows and small scattered holdings, with contained take-over prices. The Côtes de Meuse, from Verdun to Saint-Mihiel, combine orchards, slopes and a customer base drawn by visitor traffic, notably around the Madine lake. The Barrois, around Bar-le-Duc and Ligny-en-Barrois, offers cultivated plateaus and a few grassy valleys. The Woëvre, a clay plain to the east, stays geared to livestock and leaves room for a goat project. The Meuse valley and the Commercy area complete the picture.
Thin population means the outlet has to be thought through before buying. A dairy goat holding far from the towns implies organised delivery rounds, drop-offs in village shops and often one or two weekly markets in neighbouring conurbations, including beyond the departmental boundary. That commercial work is part of the project, every bit as much as managing the herd.
The department falls under no protected goat cheese designation: added value rests entirely on the farm's own name and on consistent production. Check therefore that customers and market pitches will follow the handover. The unit also falls under the classified installations regime, the French environmental permitting system, once the herd reaches the threshold in the nomenclature, by declaration then registration, with notice to the prefecture when the operator changes. Processing milk calls for health approval or the exemption applying to direct retail sale, together with an up-to-date food safety plan.
Then look at the land: parcels owned or held under rural lease, the landlord's agreement for leases to continue, the structures control, which is the French authorisation regime for taking over farmland, and SAFER pre-emption, much used where cereal farms are expanding. The damp ground of the Woëvre deserves particular attention to drainage and to how well pasture carries machinery. Finally, a smallholding of this type is made safer by a few months working alongside the seller.
