Converted buildings, milking and on-farm cheese

A large share of the region's goat houses occupy former farm buildings: a Lorraine byre, a Champagne barn, an Alsatian farmstead reorganised around a bedded area. A conversion that works shows in the details — enough height and ventilation under the ridge, drained floors, feed barriers sized for small ruminants, a milking route kept clear of the bedding, hay stored under cover and away from damp. Check winter insulation, frost protection on the water lines and the electrical supply too: continental winters make all three expensive when they have been neglected.

The ten departments of the region

In Lorraine, Meuse, Haute-Marne and Vosges offer the best balance between land prices, permanent pasture and existing buildings, and the Vosges massif, long used to selling cheese at the farm gate, lends itself particularly well. Meurthe-et-Moselle and Moselle benefit from Nancy, Metz and the cross-border corridor, a dependable outlet for direct sales, with keener competition for land close to the towns. Ardennes, between the Thiérache and the Argonne, stays grass country where farmsteads regularly come free.

In Champagne and Alsace the logic reverses. Marne and Aube are dominated by arable and vines, and land prices there rule out buying area; goat units exist as a diversification aimed at Reims, Châlons and Troyes. Bas-Rhin and Haut-Rhin have scarce, costly land on the plain, but the foothills and the high Vosges pastures carry cheese-making holdings with a reliable tourist clientele.

What to verify before taking over

No goat cheese designation of origin covers this region, so the premium rests entirely on the farm's own name, its outlets and its consistency. Audit that first: beyond the accounts, ask for the list of markets attended, the retailers supplied and the box commitments, and make sure they genuinely transfer. Then establish the regulatory status of the unit — departmental health rules or classified installation depending on herd size, notification of the change of operator, effluent storage capacity and the spreading plan.

Land, often rented, comes with the rural lease, which continues with the buyer subject to the landlord's agreement, with the structures control, the French authorisation regime for taking over farmland, and with SAFER. Check planning consents where part of the buildings is used for housing or retail, the herd's health status for CAEV and paratuberculosis, and the compliance of the cheese room.
