Acquiring a goat farm for sale in Alpes-de-Haute-Provence means taking on a herd run largely on rough grazing, among scrubland, juniper heath and limestone slopes, in a department whose goat cheese carries a recognised designation, Banon. The properties gathered here are sent to us by breeders preparing to step back, by rural land specialists and by notaries of Haute-Provence; herd size, the nature of the goat house, milking equipment, any processing workshop and the pastoral area are all set out. They appear in our national panorama of goat farms for sale.

Acreage alone says little here: you also need to know what land and pasture are worth locally, where herds are concentrated, how to read a building exposed to fierce summers, and which permits go with farmhouse cheesemaking. To shape your project, the white paper « Créer une exploitation agricole » (in French) covers each stage of setting up.

Farmland and pasture prices for a goat farm in Alpes-de-Haute-Provence (04) in 2025

Land weighs heavily on the budget for a goat farm. Transfers published by the French tax authorities (DVF, excluding vineyards) put the median for farmland in Alpes-de-Haute-Provence (04) at €6,436/ha in 2025, with an average of €7,310/ha over 9 sales. Eight transactions in ten settle between €5,413 and €9,686/ha, where the national median is €5,307/ha. * Fewer than 30 recorded sales: indicative value.

A second reference, the SAFER land value benchmark, sets vacant land and pasture at €7,670/ha for 2025, +5.1% in a year and +13.8% over a decade; the French average is €6,460/ha, and a sitting tenant costs a plot roughly 17% of its value.

Value here turns on grazing as much as on walls: access to rough grazing and summer pasture, grazing agreements, a secure water resource, and storage for the hay that has to be bought in dry years. Then come the goat house and its ventilation, the parlour, the tank, the cheese room with drying room, cellar and sales point where one exists, and finally the herd and the custom attached to the product. Gauge the land side with our land price observatory and test your plan with our financial calculators.

What characterises goat farms for sale in Alpes-de-Haute-Provence (04)

Livestock building, herd and processing workshop

The local stock divides between recent goat houses in ventilated cladding, old sheepfolds taken over for goats, and farm sheds adapted to the job. Summer heat governs the inspection: height under the ridge, through openings, shade over the collecting yard, insulation of the milk room, management of drinking points. Then check the parlour and its milk line, washing, cooling and tank capacity, but also how the building stands against fire risk and whether lorries can reach it on narrow roads. Forage storage deserves particular scrutiny, since the grass resource stays limited.

Many units process on site: make room, drying room, ripening cellar and sales point form a tool valued according to the approval held, any licence under the Banon designation, and the custom built on markets and in village shops. The herd is appraised separately: Alpine, Saanen or hardy breeds suited to rough grazing, the age of the goats, the bucks, replacement stock and health status. Where a complete farm comes with dwelling and outbuildings, insist on a breakdown, because residential value runs strong in this department.

Forcalquier country, Lure, Valensole, Ubaye: where to search

The Banon country, the Albion plateau and the flanks of the Lure mountain form the historic heart of goat farming, with extensive grazing and holdings often combined with lavender or cereals. The Forcalquier country and the hills dropping towards the Durance mix livestock with crops, land pressure growing noticeably near Manosque. Around the Valensole plateau, arable ground dominates and leaves little room for herds. The Haut-Verdon, the Ubaye towards Barcelonnette and the Blanche valleys keep a strongly pastoral way of working, with summer pasture and demanding winters.

Direct selling works well in this department: the markets of Forcalquier, Digne-les-Bains, Manosque and Sisteron, village grocers, restaurants and passing visitors in season. A holding on a busy route with a shop of its own is negotiated above an isolated site at the end of a valley, where the balance depends more on the price of hay and on keeping costs down.

Pastoral tenure, predation and paperwork: the sensitive points

A dairy goat holding here often rests on ground the farmer does not own: multi-year grazing agreements, commonland and pastoral groupings. Check how long those arrangements run and whether they pass to a buyer, because without them the herd loses its forage base. Predation calls for protection measures — guard dogs, night pens, shepherding — which weigh on labour and on the investment to plan for. The boundaries of the Mercantour national park, the Verdon regional park and protected sites add rules of use worth knowing in advance.

Depending on numbers, the unit falls under the departmental health regulation or the French classified installations regime, by declaration or registration, with the change of operator notified to the prefecture. Ask for the herd's health status, in particular CAEV, the caprine arthritis-encephalitis virus, and paratuberculosis, and, where processing takes place, the food safety plan and the approval or exemption for direct supply. Rented parcels follow the rural lease, and the sale passes through the structures control, France's authorisation regime for taking over farmland, then SAFER.

What you see on this page comes from private owners, rural estate agencies and notaries based across Haute-Provence. Select on pastoral area, on budget or on whether a cheese room is included, then create an e-mail alert: opportunities are few and newcomers many. Arranging your own handover? Post your listing.
