Based on the French DVF land-transaction register, 165 vineyard sales were recorded in this part of the South-West between 2020 and 2025. The median price stands at €10,000/ha and the average at €12,914/ha. The median price — half of all sales take place below it, half above — gives a better picture of the everyday market than the average, which is pulled upwards by a handful of exceptional deals.

Between 2020 and 2025, the median price fell by 46% (€15,000/ha → €8,131/ha).
Recorded transactions range from €5,000/ha to €79,848/ha. This spread reflects the diversity of the properties sold: appellation, grape varieties, the condition of the vines and the presence of farm buildings all drive large differences in value.

The Marcillac appellation commands the highest values (an average of €22,000/ha), while Coteaux du Quercy (Lot) remains the most affordable (€6,000/ha).
