According to DVF data (the French land-transaction register), the median price of vineyards in Gers stands at €12,079/ha over 2020-2025, based on 58 recorded transactions. The average price comes to €13,109/ha. Unlike the average price, which is sensitive to exceptional sales, the median splits the market in two and better reflects typical transactions.

From 2020 to 2025, the median price fell by 44%, moving from €16,582/ha to €9,363/ha.
Prices observed run from €5,120/ha for the most modest plots to €38,189/ha for the most sought-after properties. Appellation, terroir quality and the condition of the plantings explain most of these gaps.

The appellation hierarchy is pronounced: from an average of €11,500/ha for Madiran up to €12,000/ha for Saint-Mont. On average, across all appellations, SAFER values the department's vineyards at €11,800/ha.
