Description
Characterful Château in Bas-Armagnac – An exceptional estate in the heart of Gascony. In the heart of the Gers region, in the prestigious Bas-Armagnac terroir, discover this château, its two gîtes (holiday cottages), its remarkable outbuildings, and its vineyards. Nestled in a peaceful setting a few kilometers from the small town of Nogaro, this property offers a privileged setting for a lifestyle project, a tourism-related business, or the development of an estate dedicated to hosting events. Vineyards surround the château. Taking over the vineyards is possible (additional vines can be purchased) or leasing the vineyards from neighboring winegrowers. Rebuilt or extended in 1850, this château is part of a distinctive architectural ensemble, surrounded by a remarkable older farmhouse and a wooded park featuring a fenced swimming pool. With a surface area of 444 m², the main house comprises: On the ground floor, two entrances lead to a kitchen, a living room, a spacious lounge opening onto a south-facing terrace pleasantly shaded by magnificent persimmon trees, as well as an office, a shower room, and a toilet. Upstairs, a superb oak staircase leads to six bedrooms, a bathroom, and a shower room. An additional 110 m² of potential living space further enhances the possibilities for developing this property. The entire estate offers numerous possibilities for creating a prestigious family residence or a bed and breakfast. It includes the first gîte, approximately 100 m². This gîte features a living room with a dining area, a fully equipped kitchen, two bedrooms accommodating up to five people, a shower room, and a separate toilet. The second gîte, approximately 80 m², located in the east wing of the farmhouse, benefits from a private garden and an outdoor terrace. It comprises a pleasant living room with a lounge and dining area, a fully equipped kitchen, two bedrooms accommodating up to four people, a shower room, and a separate toilet. These two accommodations provide an ideal base for developing a seasonal rental business. A large U-shaped farmhouse, built around 1750, surrounds the château. This complex houses the second gîte, former Armagnac cellars, and various other spaces that could be developed. In the northern section, a semi-underground aging cellar, remarkable for its character and layout, testifies to the château's winemaking and Armagnac production heritage. Its natural conditions are particularly well-suited to aging eaux-de-vie. Other spaces and large rooms could be renovated to create additional accommodations, reception rooms, or spaces dedicated to professional and event activities. For someone looking to develop a distinctive tourism business, this property offers valuable assets: a historic residence, existing accommodations, extensive outbuildings, a remarkable wine cellar, and a wooded park with a swimming pool. For wine enthusiasts and industry professionals, taking over or expanding an Armagnac-related business is also a possibility. The acquisition of surrounding vineyards and an existing Armagnac stock can be explored. This château represents a unique opportunity for lovers of beautiful homes and ambitious project developers.
