At Toulouse's gates, the Fronton AOC grows négrette, a grape found nowhere else, on the boulbène and gravel terraces between Garonne and Tarn. A vineyard for sale in Haute-Garonne plays the “wine of Toulouse” card: a consumption basin of a million and a half people within thirty minutes.
Fronton land remains accessible, but the metropolis advances: urban pressure nibbles the vineyard's fringes and mechanically supports land values, while giving cellar doors an exceptional proximity clientele.
The vineyard spans some twenty villages around Fronton and Villaudric: flat, mechanisable terraces well suited to structured 20-to-50-hectare estates. Négrette, complemented by syrah and cabernets, signs reds and rosés with a solid regional outlet.
In the department's south, a few Comminges slopes and the Saint-Sardos fringe complete the supply at entry values. Everywhere, the conurbation's proximity makes direct sales and hospitality the first value lever.
