From the French Vexin to the Montmorency and L'Isle-Adam forests, a wedding venue for sale in Val-d'Oise (95) enjoys protected countryside close to Paris and Roissy-Charles-de-Gaulle airport. Couples find settings steeped in history: Auvers-sur-Oise and its Impressionist painters, Royaumont Abbey, the château of Écouen and its Renaissance museum, the château of La Roche-Guyon on the Seine and the lake at Enghien-les-Bains.
Venues often occupy large Vexin farms built in limestone, with an enclosed courtyard, barns and a dovecote, mills on the Oise and its tributaries, or manor houses in their own grounds. This page is for buyers of an event estate or a running wedding business, companies seeking a seminar venue near Roissy, and owners planning a sale.

In Val-d'Oise, large houses sold for a median €1,075,000 over 2021-2025 (indicative, given the small number of sales), below the Île-de-France median of €1,263,100 and within a narrow range (€685,200 to €1,640,500, 10th to 90th percentile). The French Vexin regional nature park, covering the west from Magny-en-Vexin to Marines and the Sausseron valley, holds the large farms and stone villages most sought after for weddings, under strict planning rules. The Oise valley, from Pontoise to Auvers-sur-Oise and L'Isle-Adam, combines river, forest and heritage. In the north-east, the Plaine de France around Luzarches, Écouen and Roissy suits corporate events thanks to the airport. The A15, A16, A1 and N184, RER lines A, C and D and Transilien lines H and J serve the area; closer to Roissy means more business clients but more aircraft noise.
Vexin barns are spacious, but stone walls and roofs need regular upkeep, and near listed monuments works require the approval of the Architecte des Bâtiments de France, the state heritage architect. A hall open to the public is an ERP (établissement recevant du public) of type L: capacity follows ERP rules and opening requires the safety commission's opinion. Around Roissy, an aircraft noise plan restricts building. The Oise and Seine valleys are flood-prone. Events with amplified music need a noise impact study; a bar needs a suitable licence and an operating permit. For the property, large houses in the département mostly sold between €685,200 and €1,640,500 (DVF 2021-2025, indicative). A fitted, compliant estate with a bookings diary is worth more, depending on its business. Work out transfer duties and fees with the notary fees calculator on our site (in French).
Lower budgets usually mean buildings to convert, a former village hall, or properties near main roads and business parks. The purchase price falls, but compliance, access and soundproofing works can quickly catch up, so have them costed first.
Ask the mairie (town hall) whether local planning rules and the park charter allow events. Check non-mains drainage with the SPANC, the local sanitation service, plus vehicle access and parking. For a trading venue, the property is conveyed by a notaire and the fonds de commerce (name, clients, contracts, equipment) is transferred separately.
