As of 25 September 2026, 38 listings of B&Bs and guest houses in Nouvelle-Aquitaine are published on ma-propriete.fr. The median asking price is €714,750; half of them are priced between €462,750 and €974,750, within an overall range of €184,400 to €5,200,000.

The country house market in Nouvelle-Aquitaine

In 2025 the median sale price of a country house in Nouvelle-Aquitaine was €170,000 (average €188,636), or €1,657/m² of living space, for 110 m² on an average plot of 4,005 m², based on 26,126 sales in rural municipalities. One sale in ten was below €83,000 and one in ten above €315,785. Since the second half of 2020 the median price has moved from €157,000 to €170,000 (+8.3%); over the last year the change is +1.2%. The national median is €189,200.

By department:

The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €133,000 (tourist inland) to €310,000 (tourist coastline). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

The prestige property market in Nouvelle-Aquitaine

For prestige homes (houses over 300 m² of living space on 0.05 to 10 ha), 171 sales were recorded in Nouvelle-Aquitaine in 2025, at a median of €615,000; over 2021-2025 the regional median is €629,400 for 1,105 sales. The table gives the breakdown by department.

In 2025 the regional median country house sold for €170,000, but departments differ widely: €91,800 in Creuse, €237,400 in the Pyrénées-Atlantiques. The type of commune matters as much: €310,000 on the tourist coast against €133,000 in tourist inland areas over 2020-2025. A guest house with several rooms, outbuildings and grounds often joins the prestige market, with a regional median of €629,400 over 2021-2025, above €1,010,400 in the Pyrénées-Atlantiques and around €475,000 in Vienne. Inland, from the Limousin to Poitou, the same budget buys far more space.

Where to buy a guest house in Nouvelle-Aquitaine

Four broad areas stand out. The Atlantic coast, from La Rochelle to the Basque Country via Arcachon Bay and the Landes beaches, has the strongest summer demand, but land is scarce, expensive and governed by the loi Littoral (coastal planning law). Bordeaux country and the Périgord combine wine tourism, heritage and food over a long season, from spring to harvest, with many fine homes and firm prices. Charente and Poitou, from Cognac to the Marais poitevin and Poitiers, offer spacious houses at gentler prices within reach of the ocean. The Limousin, across Corrèze, Creuse and Haute-Vienne, appeals through nature, lakes and low prices, with a shorter season. The high-speed line links Paris with Poitiers, Angoulême and Bordeaux; the A10, A20, A63 and A89 motorways and airports at Bordeaux, Biarritz, Pau, Bergerac, Limoges, Poitiers and La Rochelle complete the network.

What to check before buying

Building styles vary: limestone in Charente, Poitou and the Périgord, Bordeaux stone chartreuses, Limousin granite, half-timbered Landes farmhouses and Basque houses. Stone-slab roofs in the Périgord noir and thick Limousin walls weigh on works and heating budgets. Risks differ too: sea flooding and erosion on the coast, forest fires in the Landes and Dordogne, river floods, shrink-swell clay on many slopes and radon on granite. The loi Littoral applies on the coast and the loi Montagne (mountain planning law) in the Pyrenees and parts of the Limousin. The coast guarantees summer demand, but buying is costly and planning rules limit extensions. Bordeaux country, the Périgord and Cognac offer a longer season thanks to wine and heritage. The Limousin and Poitou buy large spaces for little, at the cost of a shorter season and more marketing effort.

How does the sale of a running guest house work?

The property is sold before a notaire after a compromis de vente (preliminary contract), usually with business items such as website, bookings and furniture.
