From the Champagne slopes to the Alsace Wine Route, a B&B for sale in Grand Est serves travellers who mostly arrive by car from Belgium, Luxembourg, Germany, Switzerland or the Paris region. The region holds several UNESCO World Heritage sites, including Reims cathedral, the Champagne hillsides, houses and cellars and Strasbourg's Grande Île, as well as open country: the Vosges mountains and the lakes of Gérardmer, the Ardennes forest, and the Der and Forêt d'Orient lakes. Christmas markets, wine tourism and Verdun's battlefields stretch the season beyond summer.
Properties suited to chambres d'hôtes (the French B&B format, run in the owner's home) are mainly former Lorraine or Vosges farmhouses, winegrowers' houses, maisons de maître with outbuildings. This page is for buyers taking over a running guest house or starting one with a table d'hôtes (evening meal for guests), and for owners preparing to sell. A four- or five-bedroom guest house almost always exceeds the typical Grand Est country house, which sold for a median €150,000 in 2025 for 112 m² of living space. Its price therefore sits between that market and the prestige market, where the regional median reaches €550,000 over 2021-2025. Tourist-inland municipalities, the natural benchmark for this business, trade at a median of €137,462 and have risen 14.6% since 2021, faster than commuter villages. Departments differ widely: €186,000 in Meurthe-et-Moselle and €180,000 in Marne against €105,000 in Haute-Marne. In Alsace and Moselle, a separate land register (the livre foncier) means no DVF sales data, so local notaires are the best source of comparables.
The region falls into four parts. In the west, Champagne combines vineyards, cellars and heritage around Reims, Épernay and Troyes, drawing wine tourists and weekend visitors from Paris; the Côte des Bar carries the vineyard into Aube. To the north, the Ardennes offer the Meuse valley, forest and the Belgian border. Lorraine, in the centre, brings together Nancy, Metz, Verdun and the open country of Meuse and the Vosges. In the east, Alsace has the steadiest demand, with the Wine Route, half-timbered villages, Colmar, Strasbourg and the Christmas markets. Access relies on the A4 motorway from Paris to Reims, Metz and Strasbourg, the A26 and A31, the LGV Est high-speed line and airports at Strasbourg, Basel-Mulhouse and Metz-Nancy-Lorraine. The trade-off is between purchase price, season length and guest profile.
Building styles vary: terraced Lorraine farmhouses with attached barns, Vosges farms, half-timbered Alsace houses, chalk or brick houses in Champagne, stone and slate in the Ardennes. The continental climate makes heating and insulation a major cost in old buildings. In the Meuse, Moselle, Marne and Seine valleys, check the flood risk plan; in the former Lorraine iron-mining basin, ask about subsidence. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); above 15 guests, public-building safety rules apply. Serving wine at the table d'hôtes requires at least a restaurant licence and a specific permit. See our guide to opening chambres d'hôtes (in French).
Two land-registry benchmarks frame the answer: €150,000 for a regional country house and €550,000 for a prestige home. Most guest houses fall in between depending on size, condition and outbuildings. Add upgrading work, room fit-out and purchase costs. Our guest house buying guide (in French) covers every step, from the compromis de vente (preliminary contract) to completion before the notaire, the official who handles property sales.
Alsace enjoys year-round demand thanks to the Wine Route and Christmas markets, but purchase prices are higher. Champagne relies on wine tourism and short stays. Lorraine and the Ardennes need more marketing in exchange for lower entry prices. Test your occupancy, pricing and cost assumptions with our B&B profitability and tax simulator (in French), then have an accountant review them.
Gather the town hall declaration, recent accounts, booking history, reviews, mandatory surveys and the septic inspection. State whether the sale covers the property only or the business too, known as the fonds de commerce. Then list your property with us.
