A B&B for sale in Bas-Rhin is chosen first for its calendar: here winter matters as much as summer, thanks to the Christmas markets of Strasbourg and the wine villages. The rest of the year, the Alsace Wine Route through Obernai, Barr and Andlau, Mont Sainte-Odile, the Haut-Kœnigsbourg castle and Strasbourg's Grande Île, a UNESCO World Heritage site, draw German, Swiss, Belgian and Dutch visitors, while the Northern Vosges Regional Nature Park appeals to walkers and families.
What buyers look for here is well defined: a half-timbered village house with an enclosed courtyard, a traditional Alsatian courtyard farm with convertible outbuildings, or a winegrower's house with a vaulted cellar. This page sets out price benchmarks, areas and rules for buying or selling a guest house. Such properties change hands quickly, so set up an email alert (in French).
As of 25 September 2026, there are no B&Bs and guest houses for sale in Bas-Rhin listed on ma-propriete.fr. Across the Grand Est region, one listing is online, with an asking price of €200,000.
DVF data does not cover this department: in Alsace-Moselle, sales are recorded in the Livre foncier (land register) and are not published in the DVF database, so the regional figures apply.

With no department-level benchmark, the land-registry (DVF) figures are those of Grand Est, which blends very different markets. A country house sells for a median of €150,000 there, and the top decile starts at €255,000: a four- or five-bedroom guest house sits above that, in prestige territory, where the regional median is €550,000 and nine sales in ten fall between €371,900 and €892,000. In Bas-Rhin the main reference is the commuter-belt market around Strasbourg, the dearest commune type and rising since 2021; the wine foothills and tourist areas are likely to sit above regional averages.
The wine foothills from Obernai to Dambach-la-Ville combine vineyards and easy access to Strasbourg: the grape harvest and Advent stretch the season, but houses are scarce and expensive. Around Strasbourg, business travellers and visitors to the European institutions fill weekday nights. The Bruche valley and the Donon massif suit a walking-oriented offer at gentler prices, while the Northern Vosges, Alsace Bossue and the area around Wissembourg have half-timbered villages and forests, with a shorter season. Strasbourg station is on the high-speed line from Paris, Strasbourg-Entzheim has direct flights, and Germany is just across the Rhine.
A timber-framed house needs its sole plates, wattle-and-daub infill and render checked, and insulation must let the walls breathe. Near a listed monument, façade and roof work requires approval from the Architecte des Bâtiments de France. Alsace and Moselle keep their own land register, the Livre foncier, which your notaire (the public official who handles property sales) factors into the timetable. Check flood risk near the Ill and the Bruche, and mudflow risk on the loess hills. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); serving Riesling at the table d'hôtes requires at least a restaurant licence and a specific permit. See our guide to opening chambres d'hôtes (in French).
Alsatian guest houses are mostly small family businesses, often passed on or sold locally before they are advertised. Set your alert to cover both Bas-Rhin and Haut-Rhin, and consider houses with potential as well as running businesses.
Start from the Grand Est benchmarks, €150,000 for a country house and €550,000 for a prestige home, and adjust upwards for the wine foothills and the Strasbourg area. Add works and purchase costs, then test your figures with our B&B profitability simulator (in French).
Prepare the town hall declaration, recent accounts and bookings, guest reviews, mandatory surveys and any septic inspection, then list your property on ma-propriete.fr.
