Between Luxembourg, the Saarland and Alsace, a B&B for sale in Moselle serves a wider clientele than many expect. Metz draws visitors with its Saint-Étienne cathedral, stained glass and the Centre Pompidou-Metz; the lake country around the Étang de Lindre attracts birdwatchers and anglers; the Pays de Bitche, within the Northern Vosges Regional Nature Park, combines pink-sandstone forests, a citadel and a glassmaking tradition. Add the Saint-Louis-Arzviller boat lift, the Maginot Line forts, the fortified village of Rodemack and the vineyards of the Moselle valley. Cross-border commuters, business visitors, cyclists and German or Dutch families make up the guests.
Buildings vary from Lorraine farmhouses in the west to sandstone and timber houses further east. This page is for buyers of a running guest house or a building to convert, and for owners preparing to sell. To compare with guest houses in the Vosges and hear about new listings, set up an email alert (in French).

Because Moselle uses its own land register, only regional benchmarks are available: a €150,000 median for a Grand Est country house in 2025, €255,000 for the top decile, and €550,000 for a large home. A four- or five-bedroom guest house sits between the two, closer to the upper market when it has grounds or converted outbuildings. Tourist-inland municipalities, up 14.6% between 2021 and 2025, are the reference for the Bitche and lake areas; the pricier peri-urban countryside matches the Metz area and the border corridor, where Luxembourg demand pushes prices up.
The Moselle corridor from Metz to Thionville holds most economic activity: year-round business guests and prices driven by Luxembourg. Further north, the Three Borders area around Sierck-les-Bains and Rodemack adds vineyards and characterful villages. To the east, the Pays de Bitche and the Saar valley offer forests, lakes and military heritage at lower prices, with a mainly summer season. In the south, Sarrebourg and the Donon massif, with the Marne-Rhine canal and Chagall's window in the Cordeliers chapel, draw walkers and boaters. The A4 and A31 motorways, Metz and Lorraine TGV stations, and Metz-Nancy-Lorraine and Luxembourg airports provide access.
As in Alsace, property titles in Moselle are recorded in the Livre foncier, a court-kept land register: your notaire, the official who handles property sales, builds its timescale into the purchase. In the former coal basin around Forbach and the iron-ore basin near Thionville, ask about mining subsidence; in the Moselle, Seille and Saar valleys, about flooding. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); above that, public-building safety rules apply. Serving Moselle wine at the table d'hôtes requires at least a restaurant licence and a specific permit. Our article on B&B taxation (in French) helps with the accounting side.
Cross-border workers and businesses create weekday demand, topped up at weekends by visitors to the vineyards and Metz. The trade-off is higher purchase prices than in the east of the department. Our guest house buying guide (in French) covers every step, from the compromis de vente (preliminary contract) to completion.
It depends on the number of rooms, real occupancy and whether you offer evening meals. Ask the seller for accounts and booking records, test your own assumptions with our B&B profitability simulator (in French), and have an accountant check the plan.
Prepare the town hall declaration, recent accounts, reviews, mandatory surveys and, off mains drainage, the SPANC septic inspection, and allow for land-register timescales with your notaire. Then list your property with us.
