A B&B for sale in Vosges can trade over two seasons, among mountain lakes, fir forests and spa towns. In winter, Gérardmer, La Bresse and the High Vosges resorts welcome skiers and snowshoers; in summer, the trails of the Ballons des Vosges Regional Nature Park, the lakes of Gérardmer, Longemer and Retournemer and the mountain passes bring hikers and cyclists. On the plateau, the spa towns of Vittel, Contrexéville and Plombières-les-Bains, Épinal and its prints, Domrémy-la-Pucelle, birthplace of Joan of Arc, and Mirecourt with its violin-making tradition broaden the clientele.
Properties reflect this double character: large Vosges farmhouses under sweeping roofs, often with holiday cottages attached, maisons de maître in spa towns and former textile owners' houses in the valleys. This page is for buyers of a running guest house or a building to convert, and for owners preparing to sell. An email alert (in French) tells you about each new listing.

The Vosges country-house median of €147,900 in 2025 is close to the Grand Est level, but prices have risen 16.5% since 2020. Unusually, tourist-inland municipalities are the most expensive type here, at a €168,000 median and up 13.3% between 2021 and 2025: mountains and lakes drive prices, and this is the right benchmark for a High Vosges guest house. A four- or five-bedroom farmhouse often exceeds the €241,000 top-decile threshold and moves towards the large-home market, with a regional benchmark of €550,000.
The High Vosges, from Gérardmer to La Bresse, Le Thillot and Bussang, have the steadiest trade thanks to two seasons, but also the highest prices, and snow cover shapes the winter. The Saint-Dié area and the Moselotte valley towards Remiremont offer a middle ground. In the west, the plain around Vittel, Contrexéville and Neufchâteau lives on spa tourism, golf and Joan of Arc heritage, with lower prices and spa guests staying several weeks. TGV trains serve Épinal, Remiremont and Saint-Dié, the N57 and N59 cross the east, the A31 runs along the west, and Metz-Nancy-Lorraine and Basel-Mulhouse airports are within reach.
The Vosges farmhouse houses living quarters, cowshed and hayloft under one vast roof: space is plentiful, but timbers, roofing and insulation account for most of the works. In the mountains, the loi Montagne limits extensions and new building, and clearing snow from the access becomes a running cost. Check flood risk in the Moselle and Meurthe valleys and the risk report supplied by the seller. Isolated homes often have a private septic system inspected by the SPANC service. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall). Serving wine at the table d'hôtes requires at least a restaurant licence and a specific permit. Our article on B&B profitability (in French) adds useful benchmarks.
Start from three land-registry benchmarks: €147,900 for a country house, €168,000 in tourist-inland areas and €550,000 for a large Grand Est home. Our guest house buying guide (in French) covers each step, from the compromis de vente (preliminary contract) to completion before the notaire, the official who handles property sales.
Combining both spreads risk between short stays and week-long bookings, common in the mountains, although each activity has its own rules and taxation. Test your assumptions with our B&B profitability simulator (in French), compare with gîtes for sale, and have an accountant review the plan.
Gather the town hall declaration, recent accounts and bookings, reviews, mandatory surveys and the septic inspection, and state winter access and distance to the slopes or spas. Then list your property with us.
