A gîte for sale in the Var puts you in a department that pairs one of France's busiest coastlines with a hinterland of hills, vineyards and hilltop villages. From the Hyères islands to the Gulf of Saint-Tropez, and from the Maures hills to the Verdon gorges and Lake Sainte-Croix, guests come for the sea, walking and Côtes de Provence wine.

Properties listed here usually combine a single-storey main house, a pool and a group of outbuildings on one or more hectares, large inland estates with several buildings. The page is for buyers looking for a house with gîte in the Var, for those taking over a trading business and for sellers. An email alert (in French) keeps you posted on new Var properties.

The right benchmark for a gîte in the Var is the tourist inland communes, where country houses sold for a median €424,000 over 2020-2025, almost flat (+0.5%) between 2021 and 2025. The tourist coastline plays in another league at €620,000: a gîte near the sea costs far more but fills its season more easily. A property with several units, a pool and land moves towards the large-home market, where the department median is €2,700,000 over 2021-2025.

Where to buy a gîte in the Var

The coast, from Bandol to Saint-Raphaël via Hyères, the Giens peninsula and the Gulf of Saint-Tropez, has the longest season and the most international guests, but land is scarce and prices high. In the centre, the Provence Verte around Brignoles and Saint-Maximin-la-Sainte-Baume, and the Dracénie around Draguignan, offer stone farmhouses (mas) and country manors (bastides) at more accessible prices. In the north, the Haut-Var and the Verdon rely on Lake Sainte-Croix, the gorges and hiking, with a season focused on summer. The A8 motorway crosses the department, the A57 links Toulon to the Le Luc plain, and Toulon and Les Arcs-Draguignan have high-speed rail stations. Toulon-Hyères, Nice and Marseille airports help too. See our article on where to buy a gîte in France (in French).

Local buildings, wildfire and holiday-let rules

Traditional houses are stone mas and bastides under Roman tiles: check that extensions were authorised, as the loi Littoral (coastal planning law) strictly limits new building outside built-up areas. Wildfire risk is high in the Maures, the Esterel and wooded hills, and the legal duty to clear scrub around buildings is a recurring cost. The Argens valley and its tributaries are prone to flash floods, so read the risk report attached to the compromis de vente, the preliminary sale contract. Each gîte is a meublé de tourisme (furnished holiday let) that must be registered. The law of 19 November 2024 provides for this to be done through a national online service that will assign a number; the service is not yet in place and is due to open in the fourth quarter of 2026. Our article on the new holiday-let rules (in French) explains more.

Buying a gîte in the Var: frequently asked questions

What budget do I need for a gîte in the Var?

In 2025 the median country house sold for €381,700 in the Var, and one sale in ten went above €700,000. A property with a gîte and pool usually sits higher. Add notaire fees (the notary who handles the sale), furniture and compliance work, then check the figures with our financing plan calculator (in French).

Can a house with gîte in the Var be profitable?

That depends on weeks let, standard of accommodation and running costs such as the pool, scrub clearance, energy and platform fees. Ask the seller for recent bookings and accounts, then test your assumptions with our holiday rental profitability simulator (in French).

Should I take over the customer base of a trading gîte?

The property is sold through a compromis de vente, then a final deed before a notaire; if the website, bookings and trading name are transferred too, that part may be a fonds de commerce (business goodwill) with its own formalities. Registration, septic inspection and surveys all need checking. Every step is set out in our complete gîte buying guide (in French).
