Buying a gîte for sale in the Hautes-Alpes means betting on two-season mountain tourism, with an Alpine climate bathed in Provençal light. The Écrins national park, the Queyras regional nature park, Lake Serre-Ponçon, Vauban's fortifications at Briançon, the Izoard and Galibier passes and the ski areas of Serre-Chevalier, Montgenèvre, Vars and Risoul draw skiers, hikers, cyclists and water-sports fans.
Properties here are mainly stone properties with two houses on several hectares and large village houses with outbuildings in tourist areas. The page is for buyers after a house with gîte, for those taking over a trading business and for owners getting ready to sell. Set up an email alert (in French) to be told of new mountain properties.

The Hautes-Alpes show the sharpest rise in the region. In tourist inland communes (mountains and valleys), the median country house reached €260,000 over 2020-2025, up 24.0% between 2021 and 2025; lakeside communes classed as coastal rose to €351,550 (+26.0%). For a gîte, both benchmarks matter, depending on whether you target the mountains or the lake. Large-home sales are too rare to publish a department median, so a large gîte complex is valued mainly against upper-end country houses, one in ten of which sold above €491,050 in 2025, and on its income.
The Briançon area, with Serre-Chevalier and Montgenèvre, and the Queyras, with its unspoilt high villages, have the strongest winter season, but property is scarce and costly. The Embrun area and the shores of Serre-Ponçon live mostly from summer: swimming, sailing and hiking. The Champsaur and Valgaudemar, on the edge of the Écrins, still have mountain farmhouses at more moderate prices, with family ski resorts such as Orcières and Ancelle. The Gap area and the Buëch are sunnier and easier to reach. The A51 motorway ends south of Gap; beyond it you rely on main roads and the Briançon railway, served by a night train from Paris. Foreign guests fly into Marseille, Grenoble or Turin.
The traditional farmhouse combines a stone dwelling and a timber barn under one large roof: converting it gives generous space, but insulation, heating and snow load on the roof frame must be costed. Our guide to converting a barn into a gîte (in French) explains the permits. The loi Montagne (mountain planning law) restricts building outside existing hamlets, and the loi Littoral also applies around Serre-Ponçon. Avalanches, rockfall and torrential floods appear in the risk report attached to the compromis de vente, the preliminary sale contract; also check winter access and snow clearing. Septic systems, common in hamlets, are inspected by the local SPANC service. Each gîte is a meublé de tourisme (furnished holiday let) that, under the law of 19 November 2024, is to be registered through a national online service; that service is not yet in place and is expected to open in the fourth quarter of 2026.
In 2025 the median country house sold for €305,225 in the department, and one sale in ten stayed below €147,697. Away from the resorts, in the Champsaur, the Buëch or around Gap, a house to convert remains affordable; near the slopes or the lake, a gîte complex costs much more. Allow for notaire fees (the notary handling the sale).
A gîte near the slopes can let in winter and summer, but costs more to run: heating, snow clearing, upkeep. Serre-Ponçon fills in summer and less easily the rest of the year. Compare scenarios with our holiday rental profitability simulator (in French).
Ask for bookings over recent seasons, accounts, guest reviews and each unit's registration number. The property is sold through a compromis and a final deed before a notaire; if customers and the website are transferred, that part may be a fonds de commerce (business goodwill). The full procedure is in our gîte buying guide (in French).
