A gîte for sale in Alpes-de-Haute-Provence comes with landscapes known well beyond the region, from the Valensole lavender fields to the Verdon gorges and the hilltop villages around Forcalquier. The department runs from the hills of Haute-Provence, around Manosque and the Montagne de Lure, to the Alpine valleys of the Ubaye and upper Verdon, via Digne-les-Bains, Sisteron and its citadel, Moustiers-Sainte-Marie and Lake Sainte-Croix. The Luberon and Verdon regional nature parks, famously dark night skies and the Ubaye ski resorts help let beyond summer.
Properties here are often large character houses with a pool and several gîtes, equestrian bastides, or estates of several hectares combining holiday lets, chambres d'hôtes (B&B rooms) and group stays. The page is for buyers after a house with gîte, for those taking over a trading business and for owners who want to sell. An email alert (in French) flags new properties.

Alpes-de-Haute-Provence has the lowest country house prices in the region: a median €260,000 in 2025, with one sale in ten below €154,200. For a gîte, the benchmark is the tourist inland communes (hinterland and mountains), at a median €238,500 over 2020-2025 but up 11.4% between 2021 and 2025. Large-home sales are too few to publish a department median; the regional figure of €2,475,500 is driven by the coast. A gîte complex here trades well below coastal prices.
The south, from Forcalquier to the Valensole plateau and the Luberon, attracts most Provence holiday demand: hilltop villages, early-summer lavender, markets and bastides. The Verdon, from Moustiers-Sainte-Marie to Lake Sainte-Croix, has a strong summer season built on the gorges and water sports. The Durance valley, from Manosque to Sisteron, is the easiest to reach, along the A51 motorway and the Marseille-Briançon railway. The Ubaye valley around Barcelonnette and the upper Verdon offer two seasons, hiking and skiing. Aix-en-Provence TGV station and Marseille airport are the gateways for distant guests.
Old buildings include bastides, stone farmhouses, sheepfolds and dovecotes; thick walls need insulation and heating for off-season letting. In the Alpine valleys, the loi Montagne (mountain planning law) restricts new building outside villages, and around the large lakes the loi Littoral may also apply. Wildfire threatens the wooded southern hills and Pre-Alpine streams can flood quickly: read the risk report attached to the compromis de vente, the preliminary sale contract. Outside villages, the SPANC service inspects the septic system, which must cope with every bed. Each gîte is a meublé de tourisme (furnished holiday let). The law of 19 November 2024 provides for registration via a national online service, which is not yet in place; it is due to open in the fourth quarter of 2026. If the estate also runs chambres d'hôtes, hosting more than 15 people at once brings it under public-building (ERP) rules; see our article on opening a gîte (in French).
A takeover covers the property and often a customer base, website and labels. The property is sold through a compromis de vente and a final deed before a notaire (the notary handling the sale); the business side may be a separate fonds de commerce (goodwill). Ask for recent bookings and accounts and check each unit's registration. Our gîte buying guide (in French) sets out the process.
In 2025 the median country house sold for €260,000 in the department, and one sale in ten went above €381,754. A house to convert remains affordable in the Durance valley. A property with several gîtes, a pool and some land near the Luberon or the Verdon costs much more.
Around Valensole, the Verdon and Forcalquier, most bookings run from spring to late summer, peaking with the lavender and school holidays. The Ubaye and upper Verdon add a winter season, with higher heating costs. Test your occupancy assumptions with our holiday rental profitability simulator (in French).
